The Pre‑Occupancy Technician ensures newly constructed or renovated homes are fully prepared, functional, and ready for homeowner move‑in. This role performs detailed inspections, system tests, cosmetic touch‑ups, and minor repair work; prepares homes for walkthroughs; and supports the final quality‑assurance process to deliver a high‑standard finished product. This role is an integral part of the Abstract Home Owner Care (HOC) Team.

Home Readiness & Quality Assurance

  • Verify all trade work meets company standards and project requirements.

  • Conduct comprehensive final inspections to identify deficiencies, incomplete work, or items requiring correction.

  • Inspect interior and exterior finishes including flooring, cabinets, countertops, drywall, paint, doors, windows, trim, and hardware for proper installation and cosmetic quality.

  • Troubleshoot common issues such as door alignment, fixture adjustments, squeaks, leaks, or system setup.

  • Ensure homes are clean, safe, fully operational and presentation‑ready for homeowner walkthroughs and occupancy.

Small Repair & Finish Tasks (Caulking & Silicone Scope)

The Pre‑Occupancy Technician performs a variety of minor finishing tasks to ensure homes meet quality standards and appear clean, complete, and move‑in ready. These tasks typically include:

Caulking and Silicone Tasks

General Caulking Responsibilities

  • Inspect interior and exterior joints for gaps, cracks, or uneven seams that affect appearance, weatherproofing, or durability.

  • Apply latex, acrylic, or paintable caulking to window trim and cabinet and countertop edges.

  • Re‑caulk areas compromised by shrinkage, settling, or minor damages from trades.

Typical Silicone Scope Tasks

  • Ensure all wet‑area joints are watertight to prevent moisture infiltration.

  • Apply mildew‑resistant silicone around:

  • Bathroom vanities and backsplashes

  • Shower and tub surrounds to adjacent surfaces

  • Countertops, backsplashes and fixtures

  • Toilets

Additional Minor Repair Duties

Although caulking and silicone work are major finishing responsibilities, technician will complete other minor repairs on-site, reducing reliance and cost of subcontractors when appropriate (e.g. outside of their scope).

  • Minor drywall patching (nail pops, small dents, screw holes)

  • Paint touch‑ups and blending from trade damage or settlement

  • Adjusting doors, hinges, and cabinet hardware

  • Replacing damaged or missing trim pieces

  • Securing loose fixtures or hardware

  • Minor flooring touch‑ups (transition strips, squeaks, trim gaps)

Systems Testing & Functional Checks

Test and verify proper operation of major systems:

  • HVAC

  • Plumbing (fixtures, drains, water heaters)

  • Electrical (lights, outlets, breakers, smoke/CO detectors)

  • Appliances

Documentation, Reporting, Collaboration and Communication

  • Record and document deficiencies and corrective actions through creation of punch lists in project software for construction team.

  • Update project software with completion dates for scopes of work that fall under this role as outlined above.

  • Coordinate with construction managers, trade contractors, customer care teams, and inspection staff.

  • Provide clear communication regarding timelines, issues, and completion status.

Homeowner Upgrades after Construction Completion

Complete hands-on work that falls outside of typical trade scope associated with homeowner upgrades such as heat pump or bathroom additions after construction is complete. Examples of such work:

  • Minor demolition work (e.g. removal of baseboard, localized drywall removal)

  • Localized drywall replacement

  • Painting

  • Backing installation

Homeowner Walkthroughs

Supplement HOC Team to Lead New Home Orientations (NHO) and Key Handover (KHO) walkthrough meetings with homeowners when the department requires additional resources (e.g. during turnover of condo buildings).

Standing Inventory Responsibilities

  • Conduct bi‑monthly interior and exterior inspections of standing inventory/unsold units to identify cleanliness issues, minor defects, and maintenance needs.

  • Monitor building systems within units (HVAC, plumbing shutoffs, lighting, smoke/CO detectors) and ensure units remain safe, secure, and presentation‑ready throughout the sales period.

  • Document deficiencies found during inspections and coordinate for contractor‑required work to ensure timely resolution.

  • Complete basic maintenance and cleanliness tasks using own forces, including interior dusting/cleanup, minor touch‑ups, seasonal window operation, and exterior cleaning (pressure washing, as needed).

Requirements

Required

·         Minimum 5+ years in drywall installation and painting

·         Experience in residential construction, home repair, building maintenance, or related fields.

·         Working knowledge of home systems (electrical, plumbing, HVAC, framing, and finishing work).

·         Ability to read construction plans and punch lists.

·         Strong attention to detail and commitment to quality standards.

·         Excellent communication and problem-solving skills.

Preferred

·         Certification in home inspection or building trades.

·         Experience with warranty or customer care processes.

·         Familiarity with project management or punch list software.

This role requires successful completion of a background check.

Physical Requirements

  • Ability to lift 40–50 lbs.

  • Comfort with ladders, small spaces, and varied construction environments.

  • Ability to perform repetitive physical tasks (standing, bending, and reaching).

Work Environment

  • Primarily on-site at newly built or renovated residential properties.

  • Frequent travel between multiple job sites.

  • Work may occur in partially completed homes.
