Independent Plumbing Subcontractor – Multi‑Residential Renovations
Location: Cornwall, ON (and surrounding area)
Position Type: Independent Contractor / Project‑Based
Overview
We are seeking a licensed and experienced Plumbing Subcontractor to support ongoing multi‑residential apartment renovation projects in the Cornwall area. This role is ideal for a dependable, detail‑oriented plumbing professional looking for steady work, clearly defined scopes, and reliable bi‑weekly payments.
All work is assigned using a pre‑approved, fixed price list—no quoting or estimating required.
Scope of Work
The successful subcontractor will complete plumbing scopes related to apartment turnovers and renovations, including but not limited to:
- Rough‑in and finish plumbing for apartment renovations
- Replacement and installation of fixtures (toilets, sinks, faucets, tubs, showers)
- Kitchen and bathroom plumbing installations
- Drain, waste, and vent (DWV) work
- Water line replacements and repairs
- Leak repairs, troubleshooting, and deficiency corrections
- Coordination with site supervisors and other trades
- Ensuring all work complies with the Ontario Building Code and applicable plumbing regulations
- Arranging inspections and addressing any deficiencies as required
Pricing & Payment Structure (Important)
- All work is completed using a pre‑approved, fixed price list
- Scopes are issued with clear line items and standard pricing
- No job‑by‑job quotes or estimates required
- Any work outside the standard scope must receive prior approval
- Consistent bi‑weekly payments for completed and approved work
Requirements
- Valid Ontario plumbing licence (Journeyperson or licensed Plumbing Contractor)
- Proven experience in residential or multi‑unit renovation work
- Ability to complete assigned scopes independently and on schedule
- Strong focus on workmanship quality, cleanliness, and safety
- Valid WSIB coverage and general liability insurance
- Own tools, equipment, PPE, and reliable transportation
- Ability to work professionally in occupied and vacant residential units
Preferred Qualifications
- Experience working in apartment buildings or property‑managed portfolios
- Familiarity with apartment turnover timelines and renovation scheduling
- Strong communication and coordination skills
- Availability for ongoing and repeat renovation work
