About the Role
As ATB’s next Real Estate Analyst with People Places & Spaces (PP&S), you are responsible for serving as the central data, analytics and market intelligence function for the PP&S Strategy and Real Estate team, driving the continuous refresh and application of ATB’s real estate portfolio optimization strategy. Reporting to the Associate Director, Leasing & Real Estate, this position ensures that ATB's real estate strategy is consistently informed by current market intelligence and comprehensive, enterprise-wide and external business data.
In this role you will provide data modelling, informed insights and analytics and market expertise, to support strategic real estate recommendations necessary to align ATB's physical network with evolving business needs and maximize overall portfolio performance. This role is critical for providing the foundational data analysis, market intel and expertise necessary to proactively optimize the real estate portfolio, drive optimal site selection and build/maintain strategic models.
PP&S is ATB’s real estate and facilities business unit and leads: real estate strategy, workplace optimization and experience, spatial design, construction, project management, leasing and subleasing management, facilities management and maintenance, asset management, facility operations, occupational health and safety, and physical security. PP&S oversees ATB’s 1.5 million square feet of space and the team is deeply connected to transforming banking through ATB’s client facing locations, and leading the way with corporate workplace transformation, both of which bring ATB’s mandate to life and power possibility for Albertans.
Accountabilities
- Take the lead role in the analytical and intelligence functions of the team by conducting continuous market scans and research, monitoring vendor data best practices, and translating external trends into actionable inputs that inform strategic direction. This includes acting as the primary point of contact for external data sources (e.g., brokers, research firms) and vetting collected information for objectivity and strategic alignment.
- Support the development of data-backed recommendations for corporate office and branch network optimization, including lease renewals, new site selection, consolidation, relocations, and sizing adjustments.
- Working with PP&S’ Data Analyst, collect, cleanse, and structure external and enterprise-wide real estate data and models, performing initial analysis and ensuring data integrity to support both branch and corporate portfolio optimization recommendations. Maintain all real estate models.
- Assist in the preparation of executive-level content, providing data inputs and initial drafts for business cases, slide deck development, and strategy memos, to support strategic recommendations.
- Collaborate proactively with internal and external business partners to gather data, ensure recommendations meet stakeholder needs, and support the team's data literacy, governance, and compliance documentation standards.
- Build relevant dashboards, analytics and tracking to manage the continuous reporting and analysis of key real estate performance indicators (KPIs) and the portfolio and property scorecards, providing regular insights to leadership to prompt strategic evaluation. This includes ongoing accountability for maintaining data integrity and documenting the connections of all enterprise data models.

Requirements
- Bachelor’s degree in Business, Finance, Economics, Real Estate, or a related quantitative field.
- 3+ years of experience in data analysis, financial modeling, market research, or strategic planning, preferably within the banking or commercial real estate sector.
- Certifications in financial modeling, GIS (Geographic Information Systems), or data analytics are considered an asset.
- Foundational knowledge of commercial real estate concepts, strong financial analysis skills, and expertise in data manipulation and strategic modeling techniques and a solid understanding of local market dynamics including urban / land planning developments, regulatory environments, and the real estate development lifecycle is required
- Expertise to independently query, extract, and manipulate large datasets from enterprise databases, combined with advanced skill in creating high-quality data visualizations and dashboards using industry-standard software is required.
- Strong Proficiency with Google suite (Google Sheets, Google Slides, Google Docs, etc.)
- Familiarity with process mapping and project management tools (e.g., ARIS, JIRA, Visio, MIRO, Lucid Charts, Smartsheets) is considered an asset.
- Strong analytical and interpretive skills to recognize and comprehend complex issues, policies, regulatory requirements and industry information affecting ATB's environment.
Work Arrangement
