Job Description
The Leasing Manager is responsible for the development and execution of the Sales & Leasing strategy of the assigned rental portfolio. This individual will have a passion for sales and will be accountable to maximize revenue, minimize vacancy, and manage market rents through comprehensive analysis of asset performance including current pricing structure, turnover, vacancies, incentives, and the multi-residential competition.
Essential Duties and Responsibilities:
- Develop strategies and manage execution of pricing programs to achieve budgets including revenue management, incentive programs and other initiatives as necessary.
- Develop annual sales & leasing plans to include pricing, target market, competitive analysis, and general assessment of building curb appeal, advertising needs, leasing initiatives and leasing programs.
- Collaborate with internal teams to plan and develop strategies and campaigns for all sales and leasing programs to encourage quality leasing etc.
- Identify opportunities to increase the value of the properties through renewals, new leasing opportunities and potential developments with a focus on maximizing revenue.
- Maintain overall focus on achieving leasing targets by ensuring that all leasing team associates are focused, effective, and efficient. Provide clear objectives, guidance, and feedback.
- Develop, implement, monitor, and analyze leasing programs and provide feedback and key customer insights/results.
- Maintain property metrics: occupancy / vacancy rates, turnover rates, traffic reports, sales conversion, and marketing effectiveness.
- Collaborate with the Operations and Human Resources to develop, coach and mentor leasing team on sales and leasing programs.
- Direct and complete monthly market survey reports and propose necessary pricing recommendation.
- Assist with promotional material, notices and other special sales and leasing collateral to both internal and external parties.
- Report on what’s working and what’s not; ensure programs are acted upon and required follow up is conducted.
- Review Leasing Mystery shop program on a quarterly basis and provide feedback to appropriate stakeholders.
- Review pricing strategies and cost structures with operations and asset management team.
- Research and identify market changes, trends, opportunities, and competitive threats. Determine appropriate action plans as a result.
Qualifications:
- Strong analytical skills.
- Ability to think critically, strategically, and creatively to leverage best practices and enable solutions that lead to action and superior results.
- Team player with high degree of motivation and desire to collaborate with others to build and maintain relationships and influence stakeholders.
- Ability to proactively resolve problems and manage conflict/negotiate positively.
- Strong verbal and written communication, time management and organization skills.
- Strong computer skills including Microsoft Office (Excel, Word, PowerPoint, Outlook) and Yardi.
- Self-motivated individual who is proactive, takes initiative, goal and results oriented and work independently without a lot of direction.
- Demonstrates a high degree of integrity, diplomacy, discretion, and confidentiality.
Minimum Requirements:
- Post-Secondary degree, ideally in Marketing, Sales or Business.
- Minimum 3 years experience in a Supervisory/Management role.
Preferred Attributes:
- Knowledge of the real estate industry and Multi-Residential an asset.
