Overview

The Principal Area Coordinator – Leasing and Administration is a Senior Leader responsible for driving operational excellence, strategic customer service initiatives, and the achievement of Net Promoter Score (NPS) objectives. This role leads project teams, fosters a culture of accountability, and ensures the highest standards in leasing and administrative management. The Principal Area Coordinator acts as a key partner to Human Resources, collaborates across departments, and champions continuous improvement in resident and Resident Member satisfaction.

Key Responsibilities

  • Provide strategic leadership and direction to project staff (customer service associates, intermediate and senior clerks, leasing agents), ensuring alignment with organizational goals.
  • Drive continuous improvement in customer experience, with a focus on achieving and exceeding Net Promoter Score (NPS) targets.
  • Partner with Human Resources for recruitment, including conducting final interviews and selecting top talent.
  • Develop and implement onboarding and training programs for new staff, integrating health and safety policies.
  • Conduct performance evaluations, organize regular team meetings, and foster a culture of recognition, motivation, and accountability.
  • Manage disciplinary actions as needed, in accordance with company policies.
  • Plan work schedules, approve overtime, and validate timesheets for payroll.
  • Collaborate closely with operations, leasing, administration, and legal departments to ensure optimal performance.
  • Oversee inspections of units between move-outs and move-ins, maintaining high quality standards.
  • Ensure rigorous and proactive administration of properties, including weekly updates of spreadsheets and building performance statistics.
  • Build and maintain strategic relationships with Resident Members, providing timely and effective communication to address inquiries and concerns.
  • Keep senior leaders informed through clear and timely communications.
  • Control expenses and conduct financial analyses, including revenue forecasting.
  • Oversee the full leasing and renewal process, analyze market trends, and make strategic recommendations for rent adjustments.
  • Increase Resident Member satisfaction and strengthen relationships through targeted initiatives and exemplary communication.
  • Integrate and promote the health and safety program in all activities, acting as a role model and ensuring compliance.
  • Execute any other strategic tasks assigned by senior leadership.

Qualifications

Education: Post-secondary degree required.

Experience: Advanced skills in administration and leadership; proven experience in team management and strategic direction; property management experience preferred.

Technical Skills: Advanced proficiency in Microsoft Excel, Word, and Office 365; ability to learn and optimize internal systems.

Knowledge: Strong analytical, organizational, and planning skills; ability to handle sensitive information confidentially.
