Starlight Investments, in conjunction with WP Osborne Executive Search, is seeking a Senior Asset Manager, Office to join their Canadian Commercial team.
Senior Asset Manager, Office
The Senior Asset Manager (AM) will be responsible for ensuring that the assets under their management meets or exceeds the targets outlined in the asset plans. In completing the former, the AM will be responsible for client reporting, financial analysis, identification and implementation of value-add opportunities, communication to 3rd party property management companies, creation of annual operational and capital budgets, preparation and implementation of marketing strategies, and ongoing communication with stakeholders and service providers. The Senior AM will assist in acquisitions/dispositions and financing activities, creation of asset plans, train and mentor analysts, and participate in other day-to-day activities as required by the various stakeholders.
Asset Plan Execution
Evaluate performance of assets vis-à-vis the individual asset plans and recommend and implement revisions as necessary; Complete full financial review and analysis on a quarterly basis; Determine annual operating and capital budgets in accordance with asset plans; Oversee operating, capital, leasing and marketing strategies to maximize the income and value of assets; Review and provide approval for capital projects and leasing transactions with corresponding teams; Monitor progress of projects to ensure timely completion and quality control; Provide direction to 3rd party property management companies regarding day-to-day management and operation activities; Attend property tours, at minimum, on a quarterly basis and report to management; Identify value creation opportunities.
Reporting
Prepare, review and present quarterly reporting to Client and internal stakeholders; Prepare ad hoc reporting and analyses as reasonably requested by Client and internal stakeholders; Create business/asset plans for new acquisitions; Manage property tax appeals process with external consultants; Assess various financial statements and operational data for accuracy, integrity and achievement to performance benchmarks.
Investor/Client Relations
Liaise with other internal departments and team members regarding acquisitions, dispositions, and financing transactions, value-add opportunities and special projects; Provide pre-acquisition/disposition input and assistance on an as needed basis; Negotiate legal documents and contracts with various internal/external resources and consultants; Ensure compliance to conditions set in place by financial institutions/lenders, municipalities and other governing bodies (i.e. TSSA, ESA). Provide updates and direct activities to correct any deficiencies; Conduct other day-to-day relations with third parties, including property managers, vendors, partners, lenders, brokers, consultants, advisors, accountants, lawyers, insurers, appraisers and regulatory bodies; Train and mentor Asset Managers and Analysts as needed;
Qualifications
The Senior Asset Manager will possess a University degree in Degree in Business, Finance, Urban Development or related field, with a minimum three years’ relevant real estate experience; superior communication, organizational, analytical, and problem-solving skills, as well as the ability to work well with multiple stakeholders and manage numerous priorities. Strong Microsoft Office (Word, Excel and PowerPoint) skills. MBA or professional designations are an asset. The successful candidate will travel to various properties across Canada as required. A valid driver’s license and personal vehicle is essential.
