Job overview

The Sales Manager will lead and manage all aspects of sales operations for pre-construction condominium projects. This role is responsible for developing and executing sales strategies, overseeing on-site sales teams, managing broker and client relationships, and ensuring sales targets are achieved in alignment with the company’s business objectives. The Sales Manager will work closely with marketing, development, and senior management teams to ensure the successful launch and sell-through of condominium projects.

Key Responsibilities

Sales Strategy & Execution

  • Develop and implement sales strategies for pre-construction condominium projects from initial launch through final close.
  • Collaborate with marketing and senior leadership to establish pricing, incentives, and promotional strategies.
  • Monitor market conditions, competitor activity, and buyer trends to inform sales tactics.

Team Leadership

  • Recruit, train, and supervise sales agents at project sales centres.
  • Set clear sales targets and monitor individual and team performance.
  • Provide coaching, motivation, and professional development to ensure a high-performing sales team.

Broker & Client Relations

  • Build and maintain strong relationships with external broker networks and top-producing agents.
  • Represent the company at broker events, industry functions, and project launches.
  • Oversee the customer experience during the pre-sale process, ensuring professionalism and responsiveness.

Sales Operations & Administration

  • Manage sales centre operations, including staffing, presentation, and client experience.
  • Oversee sales documentation, agreements, and compliance with legal and regulatory requirements.
  • Work with legal counsel to ensure all purchase agreements and disclosures meet statutory obligations.
  • Track sales performance and prepare regular reports for senior management.

Cross-Departmental Collaboration

  • Work closely with marketing to align campaigns with sales objectives.
  • Coordinate with development and construction teams to provide market feedback and sales updates.
  • Support finance and operations teams with accurate reporting and forecasting.

Qualifications & Skills

  • 5+ years of progressive experience in real estate sales, with at least 2–3 years in a leadership role.
  • Proven track record of meeting or exceeding sales targets in the pre-construction condominium sector.
  • Strong knowledge of the Greater Toronto Area (or local market) real estate landscape.
  • Established relationships with broker networks and industry professionals.
  • Exceptional leadership, negotiation, and communication skills.
  • Proficiency in CRM and sales management software.
  • Ontario Real Estate License (OREA/RECO)
