About the role

About the Position:

The Associate, Real Estate Development is an integral part of the Development Team and will be responsible for managing and advancing multifamily residential projects through key phases of the development lifecycle, including entitlement, design development, and coordination through construction. The role involves managing external consultants such as planners, architects, engineers, construction managers and other technical advisors while ensuring projects progress in alignment with development objectives, schedules, and budgets.

The Associate, Real Estate Development will lead and coordinate municipal approvals and entitlement processes across multiple municipalities, including rezoning, Official Plan Amendments, and Site Plan Approval applications. This role will work closely with municipal staff, consultants, and internal stakeholders to move projects efficiently through the planning and approvals process.

In addition, Associate, Real Estate Development will lead the detailed design process, coordinating architects and engineering teams through design development and construction documentation, and managing the submission and approval of building permits and other required construction permits. The role will ensure designs meet planning requirements, municipal standards, Hazelview design standards and project objectives while maintaining design quality, constructability, and cost efficiency.

Working collaboratively with internal development, finance, and construction teams, the Development Manager will provide input during project underwriting and design optimization, while coordinating the transition from pre-development to construction. Ongoing monitoring of project timelines, consultant deliverables, development budgets, and permit approvals will be a key focus to support successful project delivery.

Key Responsibilities:

Development & Entitlements

  • Lead and manage the municipal approvals process, including rezoning, Official Plan Amendments, Site Plan Approval, minor variances, and related planning applications.
  • Manage and direct external consultants including but not limited to: planning consultants, architects, civil engineers, transportation consultants, landscape architects, and environmental consultants.
  • Coordinate with city staff and other political figures
  • Prepare and manage development schedules, budgets, and entitlement timelines.
  • Support community consultation processes and attend public meetings when required.

Design Development

  • Lead and work closely with architects and consultants through concept design, schematic design, and design development stages (concept to construction drawings).
  • Ensure designs align with planning policy, Hazelview design standards, and project financial objectives, including specific project financing program initiatives.
  • Review drawings and consultant deliverables to maintain design quality, efficiency, and constructability.

Construction Coordination

  • Support the transition from pre-development to construction including procuring building permits and coordinating with utility companies.
  • Coordinate with construction managers/general contractors during tendering and early construction phases.
  • Review and track budgets, schedules, and construction progress.
  • Assist in resolving design and technical issues during construction.

Project Management

  • Maintain project budgets, schedules, and reporting.

  • Track key milestones across entitlement, design, and construction.

  • Prepare internal project updates for senior leadership and all stakeholders.

  • Identify risks and propose solutions to maintain project timelines.

Job Requirements:

Education and Experience:

  • Bachelor’s or Master’s degree in Architecture, Engineering, Urban Planning, Construction Management, Project Management, or related field is required
  • Minimum 3-5+ years in real estate development management

Qualifications:

  • Superior organizational and time management skills to multi-task/prioritize and work under tight timelines.

  • Well versed in MS Project, Excel, Outlook and other design and construction software.

  • Superior attention to detail and accuracy and excellent follow-up skills.

  • Ability to work and act independently using good judgment when assessing difficult situations.

  • Self-motivated individual who is proactive and takes initiative.

  • A professional demeanor coupled with strong communication skills both written and verbal. Ability to speak other languages is considered an asset.

  • Demonstrates a high degree of integrity, diplomacy, discretion and confidentiality.

  • Excellent problem-solving capabilities.

  • Creative, energetic and a solid team player.

The expected annualized base salary range for this position is $100,000 - $130,000. The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, and relevant education or training.

Base salary is only one component of Hazelview’s competitive total rewards package.
