About The Position

The Superintendent is responsible for the full oversight of building operations, maintenance, cleanliness, and safety. This role leads on-site maintenance activities, supervises staff (including Assistant Superintendents), and ensures the property is maintained to the highest standards while delivering exceptional resident service. We are currently seeking 3 Superintendents for 3 of our properties.

Key Responsibilities

Building Maintenance & Operations

Oversee and perform routine inspections of building systems including HVAC, plumbing, electrical, fire/life safety, and mechanical equipment Ensure all systems operate efficiently, safely, and in compliance with regulations Plan and execute preventative maintenance programs Identify, troubleshoot, and coordinate resolution of complex maintenance issues Maintain all common areas, mechanical rooms, and exterior grounds to company standards

Suite Maintenance & Turnovers

Oversee and assist with in-suite maintenance and repairs Manage unit turnovers, ensuring timely completion and quality standards Conduct inspections to ensure suites are move-in ready Coordinate work with contractors when required

Emergency Response & Safety

Lead response to emergency situations (e.g., fire alarms, floods, system failures) Ensure proper procedures, documentation, and escalation protocols are followed Participate in on-call rotation, including evenings and weekends Ensure compliance with all health, safety, and fire code regulations

Groundskeeping & Seasonal Duties

Oversee garbage removal and waste management processes Ensure exterior areas (parking lots, walkways, landscaping) are clean and safe year-round

Resident Relations & Customer Service

Resolve tenant issues and complaints professionally and efficiently Foster a positive, respectful, and customer-focused environment Communicate regularly with the Property Manager regarding resident issues and building performance

Contractor & Vendor Coordination

Ensure work is completed safely, on time, and within scope Monitor contractor performance and compliance with site rules

General Repairs & Support

Perform general handyperson work Assist with contractor supervision as needed Ensure compliance with workplace safety standards and company policies

Administrative & Reporting Support

Maintain accurate records of maintenance activities, inspections, and incidents Report major repairs, capital needs, and operational concerns to the Property Manager Track inventory and ensure adequate supplies and tools are maintained

Qualifications & Skills

3-5+ years of experience in residential building maintenance or as a Superintendent Strong working knowledge of electrical, plumbing, HVAC, and general building systems Ability to troubleshoot mechanical issues independently Experience handling emergency situations calmly and effectively Strong communication and interpersonal skills Customer-service oriented with a professional demeanor Physically capable of performing maintenance tasks (lifting, standing, climbing stairs) Availability for on-call rotation, including evenings and weekends
