Property Operations Manager

As part of our professional Property Maintenance Team, you will be responsible for overseeing the daily operations, maintenance, and overall performance of an assigned portfolio of multi-unit residential properties.
You will play a key role as a live-in Facilities Manager in ensuring timely response to building needs and emergencies while maintaining high standards of safety, compliance, and preventative maintenance. This role requires a strong focus on building systems optimization, operational efficiency, and resident satisfaction. You will be successful in this position if you are reliable, highly organized, safety-focused, and committed to delivering quality service while supporting overall property performance and financial goals.
Compensation
$50,000 to $55,000 based on skills and experience.
Responsibilities will include, but are not limited to:
- Performing and supervising effective property operations in compliance with all applicable building codes, acts and regulations
- Conducting regular, daily, weekly and monthly inspections of the property to ensure proper functioning of building systems, minimizing hazardous conditions, safety and security risks and maximizing overall appearance of property;
- Create and monitor preventative maintenance schedules;
- Performing and arranging for maintenance repairs for existing resident and vacated units to achieve occupancy standards;
- Managing and supervising the work performed by in-house maintenance staff and outside contractors
- Identifying and resolving routine resident matters while reporting concerns requiring action to senior management;
- Applying defined strategies to obtain resident and team satisfaction level against goals set
- Preparing and issuing applicable notices to residents in the performance of day-to-day activities;
- Performing regular inspections of the buildings and systems to ensure optimum levels of mechanical operation and energy conservation
- Optimizing operational performance toward achievement of financial goals; and
- Other related duties as required or directed by senior management.
Must Have
- Experience in general residential construction repairs and high-rise building operations
- Familiar with residential tenancy legislation and residential leases
- Knowledge of HVAC systems and BAS
- Excellent organization and time management skills.
- Strong ability to work in a team environment with minimal supervision.
- Ability to multi-task and thrive in a fast-paced environment.
- Strong communication and interpersonal skills.
- Ability to work with MS Office and computer applications.
Additional Information
- Must have own vehicle with a clean drivers abstract.
- Must have tools necessary to complete all tasks.
- Must be able to respond to emergencies during normal hours of operation
- Must be able to participate in an after-hours rotational emergency response team as required
