Position Summary The Senior Preconstruction Manager leads the planning, estimating, and preconstruction execution for complex and high‑value construction projects. This role is responsible for setting preconstruction strategy, managing pursuit teams, developing reliable cost and schedule models, and partnering with clients to shape projects from concept through final pricing. The Senior Preconstruction Manager provides technical leadership, mentors preconstruction staff, and ensures that projects transition seamlessly from preconstruction into operations.

Duties & Responsibilities Preconstruction Leadership & Strategy

• Lead preconstruction efforts for large, complex, or high‑risk projects across multiple delivery methods (CMAR, Design‑Build, GMP, Lump Sum, EPC, etc.)
• Establish preconstruction execution plans, staffing strategies, and pursuit schedules
• Serve as a senior technical and strategic advisor to clients during early project development
• Drive alignment between business development, estimating, design partners, and operations

Estimating & Cost Management

• Oversee development of conceptual, schematic, design development, and GMP estimates
• Validate quantity takeoffs, pricing strategies, allowances, contingencies, and escalation
• Lead value engineering and cost optimization efforts while maintaining project intent
• Ensure estimates reflect constructability, logistics, market conditions, and risk exposure
• Review and approve final pricing prior to client submission or contract execution

Schedule & Logistics Planning

• Oversee development of conceptual and detailed preconstruction schedules
• Coordinate constructability reviews, phasing plans, and site logistics
• Validate schedule assumptions and milestone feasibility

Risk Management & Project Controls

• Lead risk identification and mitigation planning during preconstruction
• Support use of tools such as PDRI, risk registers, and contingency models
• Ensure preconstruction deliverables support informed owner decisions
• Participate in internal and external go/no‑go and gate reviews

Client & Stakeholder Management

• Act as the primary preconstruction point of contact for owners and consultants
• Lead client meetings, cost reviews, and executive presentations
• Support proposal development and interview presentations
• Build long‑term client relationships through transparency and technical credibility

Team Leadership & Development

• Manage and mentor Estimators and Proposal Coordinators
• Provide coaching, performance feedback, and technical guidance
• Support standardization and continuous improvement of preconstruction processes
• Contribute to talent development and succession planning

Transition to Operations

• Ensure a smooth handoff from preconstruction to project execution teams
• Participate in turnover meetings and support early project mobilization
• Maintain involvement through early construction as needed to support cost and scope clarity

Requirements & Qualifications

• Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
• 10+ years of experience in preconstruction, estimating, or project management
• Proven experience leading large, complex construction projects
• Strong understanding of construction means, methods, and market conditions
• Demonstrated ability to lead teams and manage multiple pursuits simultaneously
• Experience with industrial, automotive, data center, energy/renewables, etc.
• Experience with alternative delivery methods (CMAR, Design‑Build, EPC)
• Experience managing and leading multi-disciplinary teams
• Advanced proficiency in estimating and scheduling software
• Ability to manage multiple deadlines in a fast‑paced environment
• High attention to detail and commitment to quality
• Strong interpersonal skills, with an ability to deal with people sensitively, tactfully, and diplomatically. Experience in construction, engineering, or architecture firms
• Proficiency in Microsoft Word, PowerPoint, and Excel
• Understands development, design, and construction terminology, delivery methods, contract types, insurance, legal issues, financing strategies, and risk analysis.
• Strong business acumen is essential, including an awareness of industry practices and current developments such as construction processes, delivery models, and contract types.
• Proven ability to build and maintain long-term relationships with clients by providing tailored solutions and proactive support

Benefits & Compensation

• Base salary is $160,000 - $190,000, dependent on candidate job-related knowledge, skills, and experience.
