Live-In Residential Superintendent Team of Two

Foresight Recruitment Group is partnering with an established, family-owned real estate organization to recruit a live-in Residential Superintendent team of two for a well-maintained, 109-suite apartment building in Toronto’s vibrant Yonge and Eglinton neighbourhood.
This is a hands-on, resident-facing opportunity for two dependable people who work well together and bring complementary strengths across maintenance, cleaning, administration and customer service.
The Opportunity
As the live-in Superintendent team, you will oversee the day-to-day care of the property and act as the first point of contact for residents, prospective tenants, contractors and visitors. Together, you will be responsible for maintaining the building, responding to resident needs, coordinating suite rentals and turnovers, and ensuring the property remains safe, clean and professionally managed.
What You’ll Do
Resident Service and Administration Provide professional, responsive service to residents and prospective tenants Respond to inquiries, repair requests, telephone calls and emails Collect monthly rent and maintain accurate payment records Follow up on outstanding payments in coordination with management Maintain resident, parking, waiting-list and renewal documentation Coordinate move-ins and move-outs Complete purchase orders, inspection forms and repair documentation
Leasing and Suite Turnover
Respond to rental inquiries and schedule suite viewings Show available suites and process rental applications Coordinate lease documentation before occupancy Inspect vacated suites and identify required repairs Clean and prepare vacant suites for showings and new residents Help ensure suites are ready on schedule for incoming residents
Maintenance and Building Operations
Complete minor plumbing, electrical and general building repairs Perform routine preventative maintenance and equipment checks Inspect common areas, mechanical rooms and building systems Identify work requiring outside contractors or specialized trades Maintain an organized inventory of tools, equipment and supplies Assist with contractor access and monitor work completed onsite
Cleaning, Safety and Security
Maintain clean and welcoming interior and exterior common areas Coordinate garbage, recycling and waste collection Complete snow and ice removal around entrances and walkways Conduct scheduled fire and life-safety inspections Maintain accurate inspection and fire-safety records Monitor building access, lighting and security Respond to urgent and after-hours situations when scheduled
What You Bring
We are looking for a reliable team of two who offer: Previous experience as live-in superintendents, resident managers, building managers or caretakers Practical experience completing minor residential repairs Strong cleaning and property-maintenance standards Excellent resident service and communication skills The ability to handle sensitive resident matters professionally and confidentially Strong organization, recordkeeping and time-management skills Basic computer, email and mobile-phone proficiency Familiarity with Ontario residential tenancy requirements Knowledge of fire safety, WHMIS and workplace health and safety practices The ability to work independently while maintaining a positive relationship with the Property Manager Availability to live together in the provided one-bedroom apartment
Compensation and Benefits
Each member of the Superintendent team will receive: $35,500 annual salary per person — $71,000 combined A company-provided one-bedroom apartment Two weeks of annual vacation Employer pension contribution equal to 10% of base salary after one year of employment Health and medical benefits after three months, with the employer covering 80% of premiums $100 monthly allowance toward cell phone, internet and supplies, paid quarterly $100 commission for each vacant suite successfully re-rented $100 commission for cleaning each vacant suite
