Where You’ll Add Value The Manager, Construction is accountable to ensure the set up of estimates, budgets and construction timetables for the clients are completed, as well as developing the construction strategy. The construction manager selects the subcontractors and workers and provides required explanations for the builders and other professionals associated with the project, while also coordinating and collaborating with the architects, engineers and specialists. The construction manager ensures the construction project complies with all building codes and any other legal or regulatory requirements. When delays or problems occur, the construction manager is the project’s first responder, ready to make the required changes to move the project past the issue.
How You’ll Make a Difference
- Construction Strategy
Develops, communicates and oversees the implementation of the strategies and expected outputs for construction and maintenance of structures, facilities, and system projects to ensure efficiency and timely completion of the projects. Study job specifications to determine appropriate construction methods and schedules the project to meet deadlines.
- Project Planning
Analyzes tenants’ needs and requirements and translates those into full-scale project plans to include scope, quality requirements, overall budget, deliverables and milestones, risk assessment, planning and obtains all necessary permits, licenses and associated documentation, and effectively communicates project expectations to team members and various stakeholders to ensure the continuous alignment of the project to the organizational goals.
- Budgets
Prepare and submit budget estimates and progress and cost tracking reports. Evaluates construction methods and determine cost-effectiveness of plans.
- Construction Sourcing
Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors. Interprets and explains plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
- Project Leadership
Provides leadership and guidance to the project team from the planning stage through to completion to ensure projects meet the defined scope, schedule and budget requirements i.e. manages construction/implementation for conformity with approved design, including detailed scheduling and co-ordination, management of inspections, administration of construction changes, approvals of progress claims, completion certificates, management of deficiency and warranty work, commissioning, operating manuals and record documentation.
- Construction Reporting and Evaluation
Develops and delivers progress reports, proposals, requirements documentation in addition to evaluating project related information and proactively addressing and solving any challenges that may arise striving to continuously align both project and organizational goals.
- Building Codes and Health, Safety and Security
Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems. Inspect and review projects to monitor compliance with building and safety codes, and other regulations Direct and supervise workers. Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out. Take action to deal with the results of delays, bad weather, or emergencies at construction site. Make safety inspections of the site when work is underway and ensuring regulations relating to health and safety (HS) are adhered to. Develop and implement quality control programs.
- Management and Development of Staff
Is responsible for hiring, on-the-job training and coaching of the project teams to optimize performance, productivity and departmental knowledge sharing.
Any other job-related duties and/or projects that may be assigned.
The Expertise You’ll Bring
- Minimum 7 years of relevant work experience or equivalent
- Bachelor’s degree in a related field (Design, Architecture, Engineering etc.) or equivalent
- Demonstrated project management skills
- Practical knowledge of Microsoft Office applications.
