We are seeking a strategic and results-driven Procurement Manager to lead procurement and supply chain operations across our construction and property management divisions.
In this role, you will be responsible for securing best value across all goods and services, leading supplier negotiations, strengthening trade partnerships, and implementing procurement strategies that drive cost efficiency, quality improvement, and long-term operational success.
Key Responsibilities

Lead procurement strategy across all projects and communities to deliver best value (price, quality, service, and speed).

Negotiate material, labour, and subcontractor agreements, including multi-project and annual pricing.

Build and maintain strong supplier, manufacturer, and trade partner relationships locally and nationally.

Evaluate, select, and performance-manage suppliers and subcontractors, including financial and risk analysis.

Support estimating and project teams with tendering, bid leveling, and contract negotiations.

Develop and implement procurement policies, procedures, and risk mitigation strategies.
-
Monitor commodity trends and conduct cost benchmarking to optimize spend.
-
Lead cross-functional collaboration to align procurement decisions with organizational priorities.

Establish and track KPIs and reporting metrics to drive cost savings and productivity improvements.

Oversee end-to-end supply chain management, securing delivery schedules and mitigating potential disruptions.

Negotiate bulk purchasing agreements and long-term partnerships to achieve sustainable savings.
-
Ensure projects are positioned as preferred partnerships with competitive pricing and schedule commitment.

Maintain compliance with corporate and provincial occupational health and safety requirements.

Oversee equipment and asset management, including inventory systems, preventative maintenance, and purchase approvals.

Ensure clear, timely, and professional communication with all internal and external stakeholders.
Qualifications and Experience
-
Certified Professional Supply Management (CPSM) or Certified Purchasing Manager (CPM) qualification preferred.

5+ years of progressive procurement experience, ideally within construction.
-
Experience in multi-storey wood-frame construction and scope development.
-
Strong negotiation, analytical, and financial evaluation skills.
-
Experience with MS Excel, Bluebeam Revu, Procore, and ERP systems (such as Spectrum).
-
Excellent communication skills across all organizational levels.
-
High integrity, strong work ethic, and a proactive, solutions-oriented mindset.
