What We Are Looking For The Building Operator will respond to all maintenance and building system work order requests and perform all regulatory, demand and routine maintenance to ensure a consistent level of building performance. This position involves shiftwork between days, afternoons, nights and weekends, on a rotation basis to meet the demands of the facility’s 24/7 operational requirements.
- Ensure the execution of all preventative and demand maintenance tasks as prescribed on all equipment and systems;
- Work closely with occupants, contractors, other building techs and operators to ensure safe efficient building operation;
- Ensure all health, safety, and security procedures are adhered to onsite including areas of concern, are reported to the appropriate parties in a timely manner to limit exposure to liability and loss;
- Make sure all aspects of the building operations including but not limited to BAS, VAV, HVAC, mechanical, plumbing, life safety, operating systems and equipment are operated and maintained in a safe manner and in compliance with all applicable codes and regulations;
- Conduct inspections/tests on all site mechanical, HVAC systems, generators and related equipment;
- Take daily/weekly/monthly required meter readings of all major equipment including but not limited to: air supply temperatures, water temperatures, pressure readings, water meter, gas meter and electrical meter. Document and report irregularities in readings to management;
- Maintain, repair, troubleshoot, and implement solutions; air handlers, VAV boxes, and all associated air exchangers, pumps, controls and monitoring;
- Assist in testing fire protection equipment and systems at recommended intervals for proper operation in order to meet legislative requirements to ensure customer and occupants safety, record inspections and findings;
- Respond to occupant concerns in a timely manner and assist in solving problems as required
- Record and report services performed in CMMS system;
- Conduct preventative maintenance checks of all areas including: interior, exterior, snow melt walkways, roof inspection conditions and report findings;
- Maintain shop/equipment inventory
- Responsibility for mechanical equipment orientation start up, monitoring, and efficient operation;
- Respond to requests from hospital staff in a timely manner;
- Read and interpret drawings and control schematics;
- Comply with hospital policies and procedures at all times and ensure building standards and efficiencies are maintained;
- Complete all other tasks required by the immediate supervisor
What You Bring To The Role
- High School Diploma or equivalent;
- Building Environmental System (BES Class I & II) Certification, or 4th class stationary engineer or Gas fitter G1 License. Candidates currently participating in a trade apprenticeship (Electrician, Plumber, Millwright, Pipe Fitter or HVAC), will also be considered
- Mechanical/Building Automation background;
- Plumbing experience is an asset
- Minimum three (3) years relevant experience in a similar position
- Familiarity with applicable codes and standards (CSA, Building, Fire, Plumbing, AODA)
- Experience in operation and maintenance of complex building systems, including VAV, HVAC systems, mechanical systems, controls and plumbing
- Computer literacy and MS Office computer skills;
- Knowledge of computerized maintenance programs (CMMS)
- Familiar with electronic hand-held devices (tablets, cellphones, etc.,);
- Must have experience with operation and maintenance of all HVAC, Steam, Water systems, ADOs, Pneumatic Tube Systems
- Evidence of good initiative, resourcefulness, and the ability to work independently with minimal supervision
- Good interpersonal, communication, prioritization and organizational skills with proven capabilities to multi-task
- Good troubleshooting skills and problem solving skills;
- Ability to learn new technologies;
- Strong Customer Service skills, Effective communication both written and oral
- Demonstrated good attendance record with the ability to maintain this same standard
- Demonstrates a commitment to a healthy and safe workplace for self and others (staff, patients, families, etc.) by taking all reasonable precautions and working in compliance with hospital related policies, health and safety legislation and best practices and completing relevant mandatory education as required.
Physical Demands
- Able to move and lift loads. The candidate needs to satisfy the physical activities of the job;
- Ability to work at heights; ladders, boom/scissor lifts and scaffolding;
- Ability to work in confined spaces;
Work Schedule The successful candidate must be available to work rotating shifts, including weekends and statutory holidays. Weekday and weekend shifts are:
3 pm -11 pm
11 pm - 7am
7 pm - 7am
7am - 7 pm
