Construction Project Manager – Multi-Family Residential | Calgary, AB

The Opportunity
This is a senior leadership role for an experienced Construction Project Manager who wants to own their projects end-to-end. You'll be the driving force behind the delivery of multi-family residential buildings — managing budgets, trades, schedules, and stakeholders from groundbreaking to occupancy. What You'll Do
Lead full-cycle delivery of multi-family residential projects, including detailed scheduling, phasing strategies, cost planning, and procurement sequencing aligned to key milestones (excavation, structure, enclosure, interior completion) Own project budgets — develop trade scopes, track costs, forecast variance, and drive financial performance Build and actively manage construction schedules; coordinate trades and adjust sequencing to protect the critical path Manage subcontractor and supplier relationships from tender through close-out, including scope definition, negotiations, and change order administration Ensure all construction activities meet Alberta Building Code, OHS regulations, and our internal QA/QC standards Proactively identify and resolve risks related to design, site conditions, labour, and supply chain Serve as the primary point of contact for ownership, consultants, and key stakeholders — providing clear, consistent reporting on schedule, budget, and project health Maintain complete project documentation: drawings, RFIs, submittals, site instructions, change orders, and permits Coordinate procurement of major building systems (structural, envelope, M/E/P packages) to align with construction timelines Lead a thorough project close-out, including deficiency management, occupancy readiness, and turnover to property management
What You Bring
Demonstrated track record managing multi-family residential projects from mobilization through close-out (wood-frame and/or concrete experience preferred) Strong leadership with the ability to align consultants, trades, and internal teams around a common project objective Advanced proficiency in construction budgeting, cost control, and multi-phase scheduling Experience with subcontractor procurement, contract negotiation, and change management Solid working knowledge of Alberta Building Code, OHS standards, and inspection processes Highly organized, decisive, and composed under pressure Proficiency with Procore or comparable project management software is an asset
