As part of this mission, the Senior Project Manager works alongside the SVPB to provide leadership and direction for all aspects of construction, including land development, vertical construction, leasehold improvements and renovation projects, and is responsible for the delivery and overall success of multiple assignments. Central to the success of this role is the ability to assist the SVPB with converting potential clients into new projects, orchestrating and prioritizing efforts to****advance project delivery, and ensuring every project is delivered successfully while adding the highest possible value to the organization.
REQUIRED SKILLS

Demonstrated expertise in interpreting construction documents, managing risk, and applying proactive problem-solving and communication strategies to ensure project success.

Capable of controlling the client's scope and cost to the agreed project baseline while effectively managing fees, schedules, and staffing levels.
-
Capacity to develop and track project schedules for single and multi-project programs.
-
Strong background in project development from property acquisition through turnkey construction deliverables.
-
Ability to schedule projects in “Critical Path” progression and budget time required to meet milestones and deadlines.

Strong team building, leadership and conflict resolution abilities.

Proficient in using technology as a management reporting tool to develop and implement program evaluation systems; working knowledge of Microsoft Office Suite, Smartsheet,
Outbuild Scheduling, Bluebeam and Procore is critical.
- GSC and/or PMP accreditations are beneficial
PRIMARY RESPONSIBILITIES

Lead multiple, moderately complex projects, serving as the primary client interface.
-
Participate in the presentation of the proposal to the client and facilitate negotiations necessary to execute a final contract.

Ensure the program deliverables and activities adhere to the Project Development Agreement (PDA) and internal policies.
-
Manage and track all contractual modifications impacting budget and schedule.

Promote and uphold a strong culture of safety compliance on the work site
Schedule and Fee Management
-
Plan the specific project dynamics with the project team from start to completion and solicit/develop/maintain milestones, deadlines, and durations for inclusion within the project schedule.

Oversee project schedules and budgets, applying change and risk management principles to ensure alignment with milestones and financial targets.
Team Relations
-
Lead and coordinate project team meetings, fostering collaboration, training, and effective communication to drive project momentum.
-
Serve as the primary point of contact with owners' representatives to align project delivery with stakeholder expectations.

Identify, engage and manage subcontractors to ensure successful project execution.
Management of Deliverables
-
Assist the SVPB in serving as the project leader to coordinate and complete all due diligence efforts on behalf of the client to ensure timely advancement of the project.

Manage all aspects of the production of the project deliverables and ensure that the presented deliverables are in alignment with the terms of the Project Development Agreement.

Implement and maintain effective communication with the project team and all stakeholders to ensure full understanding of and commitment to the agreed deliverables.

Review and approve client and subcontractor agreements, purchase orders, and change orders with suppliers and subcontractors.
-
Proactively address issues using available resources and address deficiencies promptly and with integrity.
-
Apply creative problem-solving to address complex challenges while fostering strong, collaborative relationships with stakeholders.

Adapt project guidelines and implement innovative strategies to drive successful outcomes.
-
Leverage advanced project expertise to strategically plan and execute tasks with efficiency and precision.
EXPECTATIONS

Ability to serve passionately in assisting the SVPB as the primary point of contact for our clients, exhibiting solid judgment and the ability to handle difficult situations with tact, grace, and style.

Motivate, encourage, support, and enable project teams through servant leadership.

Highly motivated and self-starting, with the desire to promote the company, project, and team ahead of one's own personal self-interests and accomplishments.

Demonstrable experience managing complex, multi-faceted projects throughout the full project lifecycle, utilizing appropriate estimating, cost control, planning, and commercial awareness, including the preparation of business cases, with a measurable amount of success.

Ability to travel 30–50 percent is required.
EDUCATION AND/OR EXPERIENCE PREREQUISITES

Diploma or Bachelor's degree in ACET, APFM, Construction Engineering Technology, Construction Management or related field.

7+ years of Project Manager or Construction Manager experience
-
On-site construction experience preferred
