Position Summary
We are seeking a compassionate, driven, and experienced Sales Manager to support occupancy growth across four retirement residence communities. This role is ideal for a relationship-focused sales professional who understands the emotional and consultative nature of senior living decisions. The Sales Manager-Corporate will lead community outreach, Business Development, manage inquiries, conduct tours, and guide prospective residents and families through the decision-making process with empathy and professionalism. Residence assignment will be provided by the Regional Director of Sales based on assessment of need.
Key Responsibilities
Sales & Lead Conversion
- Manage inbound and outbound sales inquiries, promptly responding to prospective residents and their families.
- Conduct engaging and informative tours, showcasing the benefits of our community and creating emotional connections with prospects.
- Follow up strategically with leads to maintain engagement and move them through the decision-making process.
- Utilize a consultative sales approach, identifying prospects’ unique needs and positioning our community as the ideal solution.
- Leverage CRM tools to track lead activity, document interactions, and manage the sales pipeline efficiently.
- Ensure that occupancy goals and move-in targets are consistently met or exceeded.
- Provide creative solutions for potential barriers to move-in, such as financial concerns, family objections, or timing issues.
- Train and mentor team members on sales best practices, customer engagement, and referral strategies.
Lead Generation & Business Development
- Develop and implement a targeted Sales Outreach Plan, identifying new opportunities to generate leads and drive traffic. Collaborate on Sales SMART plan.
- Actively network within the community, building relationships with healthcare professionals, senior organizations, realtors, social workers, and financial advisors.
- Attend networking events, trade shows, and industry conferences to increase brand awareness and establish referral partnerships.
- Host and coordinate Lunch & Learns, information sessions, and educational seminars to engage potential residents and referral partners.
- Work closely with local businesses, condo property managers, and service organizations to create new referral streams.
- Lead external outreach efforts, including cold calling, direct visits, and targeted marketing campaigns to generate new business.
- Stay informed about market trends, competitor activities, and demographic shifts to adjust strategies accordingly.
Community Engagement & Events
- Develop and execute a community event strategy to attract prospective residents and referral sources.
- Plan and host open houses, themed events, and family appreciation days to showcase the community’s lifestyle.
- Represent the community at Chamber of Commerce meetings, sponsorships, and local volunteer opportunities to boost visibility.
- Partner with local organizations to participate in health fairs, senior expos, and charity events.
- Ensure that marketing materials, presentations, and promotional items are effectively used to support event initiatives.
Marketing & Outreach Support
- Collaborate with the Sales & Marketing Manager to develop targeted campaigns that drive occupancy growth.
- Utilize social media and digital marketing strategies to increase brand awareness, promote events, and engage with prospects.
- Oversee the Referral Program, ensuring partners are educated and motivated to refer prospective residents.
- Monitor website traffic, online inquiries, and engagement metrics to refine marketing strategies.
- Ensure that model suites and common areas are always tour-ready, creating a strong first impression for visitors.
Reporting & Performance Tracking
- Maintain and submit daily, weekly and monthly accurate up-to-date reports on sales activities, lead generation, conversion rates, and occupancy trends.
- Analyze CRM data to identify trends, optimize sales strategies, and track key performance indicators (KPIs).
- Work closely with leadership to review sales metrics, adjust tactics, and continuously improve results.
- Lead and conduct the quarterly competitive analysis and provide insights to ensure Winchester Glen remains a preferred choice in the market.
Qualifications & Skills
- Proven success in sales, lead generation, and business development, preferably in senior living, hospitality, or healthcare.
- Strong closing skills, with the ability to convert inquiries and tours into move-ins.
- Excellent relationship-building and networking skills, with a passion for connecting with people.
- Self-motivated, goal-oriented, and able to work independently while collaborating with a team.
- Outstanding verbal and written communication skills.
- Proficiency in Microsoft Office and CRM systems (experience with senior living CRM tools is an asset).
- Provide training to department Managers on the sales process
- Ability to work flexible hours, including evenings and weekends, to accommodate prospects and community events.
- Experience in a senior living or retirement community setting is required.
- Valid Ontario driver’s license and access to a reliable vehicle
- Willingness and ability to travel regularly between four residence locations
