Senior Director, Marketing and Leasing
FirstService Multifamily delivers integrated property and asset management services to owners, developers, and institutional investors across Canada. The platform supports the full rental housing lifecycle, including development advisory, marketing & lease-up, property management, asset optimization, and operational execution across multifamily residential and mixed-use assets.
Through a fully integrated operating model, FirstService Multifamily partners closely with internal service lines and industry partners to deliver operational excellence, portfolio performance, resident satisfaction, and long-term asset value creation.
As the platform continues to expand nationally, FirstService Multifamily is focused on building scalable operational infrastructure, strong regional leadership, and institutional-quality service delivery across all markets it serves.
The Senior Director, Marketing & Leasing is responsible for the strategic leadership, execution, and growth of FirstService Multifamily’s national marketing and leasing platform across Canada.
This role oversees all aspects of lease-up strategy, stabilized portfolio marketing and leasing performance, revenue optimization initiatives, marketing operations, and resident acquisition programs aligned with the Company’s national multifamily platform.
Working closely with Property Management, Asset Management, Client Accounting, developers, agency partners, and executive leadership, the Senior Director plays a key role in delivering an integrated service model focused on leasing velocity, occupancy performance, operational scalability, resident experience, and long-term asset performance.
This role is both strategic and entrepreneurial in nature and requires a leader who can operate at both the executive and operational level during the platform’s growth and build-out phase. The Senior Director is responsible for developing scalable infrastructure, implementing national standards and best practices, supporting business development initiatives, and driving continuous improvement across the marketing and leasing platform nationally.
Key Responsabilities
National Marketing & Leasing Leadership
Lead the national marketing and leasing platform across multifamily lease-ups and stabilized assets throughout Canada. Develop and implement national leasing, marketing, resident acquisition, and revenue optimization strategies aligned with portfolio performance objectives. Establish scalable operational standards, workflows, reporting structures, KPIs, and performance expectations across the marketing and leasing function nationally. Support the continued growth and evolution of the national multifamily platform across existing and future markets.
Lease-Up & Revenue Performance
Oversee national lease-up execution across new development and transition assets to ensure alignment with absorption, occupancy, stabilization, and revenue targets. Monitor leasing velocity, traffic generation, conversion performance, occupancy trends, renewal performance, and marketing ROI across the portfolio. Partner with Asset Management and Property Management teams to support pricing strategy, concession management, and revenue optimization initiatives. Support onboarding and stabilization planning for new assets entering the portfolio.
Marketing Strategy & Demand Generation
Oversee national portfolio marketing initiatives including branding, digital campaigns, lead generation strategies, resident communications, and market positioning. Ensure consistent brand execution, marketing standards, campaign performance, and resident acquisition strategies across all assets and markets. Support development and execution of marketing and lease-up strategies for new developments, stabilized assets, and business development pursuits. Monitor campaign analytics, leasing funnel performance, lead generation effectiveness, and marketing spend efficiency.
Agency & Strategic Partner Oversight
Oversee relationships with third-party marketing, advertising, research, and lease-up partners nationally. Provide strategic oversight and accountability for agency execution, deliverables, reporting, and performance outcomes. Partner with internal and external stakeholders to ensure alignment between marketing strategy, leasing execution, and operational readiness.
Team Leadership & Organizational Development
Recruit, develop, coach, and lead high-performing marketing and leasing teams across the platform. Support succession planning, organizational design, and leadership development initiatives within the marketing and leasing vertical. Foster a culture of accountability, operational excellence, collaboration, innovation, and continuous improvement.
Cross-Functional Partnership
Work collaboratively with Property Management, Asset Management, Client Accounting, Human Resources, and executive leadership to deliver an integrated multifamily service model. Support operational transitions, onboarding activities, lease-up launches, and new development initiatives across the portfolio. Participate in strategic planning initiatives supporting portfolio growth, operational alignment, and national platform scalability.
Technology & Process Improvement
Champion operational technologies, CRM systems, reporting tools, automation initiatives, AI-enabled workflows, and leasing platforms that enhance leasing performance and operational scalability. Support implementation of workflows, dashboards, reporting processes, and systems that improve operational visibility, leasing performance, communication, and team effectiveness. Drive continuous improvement initiatives across marketing operations, leasing execution, reporting, and resident acquisition strategies.
Corporate Marketing & Brand Growth
Lead national corporate marketing initiatives that support brand awareness, business development, and growth of the FirstService Multifamily platform across Canada. Oversee development and execution of corporate marketing strategies including conferences, industry events, sales collateral, presentations, PR initiatives, advertising campaigns, thought leadership content, and market-facing communications. Partner with executive leadership and business development teams to support go-to-market initiatives, client pursuits, platform launches, and national growth strategies. Ensure consistency of brand positioning, messaging, and marketing standards across all corporate and operational marketing initiatives. Support development of integrated marketing strategies that strengthen market awareness, industry positioning, and institutional credibility nationally.
Business Development & Growth Support
Support business development initiatives through proposal support, client presentations, operational due diligence, and lease-up strategy discussions. Participate in integrated service presentations and go-to-market discussions with developers, institutional owners, and prospective clients. Represent the Company at industry events and maintain strong relationships with developers, agency partners, clients, and industry stakeholders nationally.
Operational Requirements
The Senior Director may be required to support operational lease-up execution, travel nationally, participate in after-hours escalation support, and assist with operational initiatives during periods of rapid growth or business need.
Education & Experience
Minimum of 7–10 years of progressive leadership experience in multifamily leasing, marketing, lease-up operations, or a related real estate environment. Proven experience leading lease-up initiatives, stabilized portfolio marketing programs, and operational growth initiatives across multiple assets or markets. Strong understanding of multifamily operations, leasing metrics, marketing analytics, resident acquisition strategies, and service delivery standards. Experience leading organizational change, operational process improvements, and cross-functional collaboration initiatives is considered an asset. Experience working with institutional multifamily owners, developers, REITs, or large-scale rental portfolios is considered an asset. Must maintain all licensing and regulatory requirements applicable to the markets supported. For Western Canada operations, this includes: Rental Property Management License issued by the BC Financial Services Authority (BCFSA) Property Management License issued by the Real Estate Council of Alberta (RECA) Post-secondary education in marketing, business, real estate, communications, or a related field is considered an asset.

Strong operational and financial acumen, including budgeting, marketing spend management, forecasting, portfolio performance oversight, and revenue performance analysis. Demonstrated ability to lead high-performing marketing and leasing teams within a fast-paced, entrepreneurial, service-driven environment. Strong leadership, coaching, organizational development, and change management capabilities. Proven ability to manage multiple lease-up projects, competing priorities, and complex operational initiatives nationally. Strong understanding of digital marketing, lead generation, campaign analytics, CRM systems, automation tools, and leasing technologies. Excellent communication, stakeholder management, and relationship-building capabilities with the ability to engage effectively with clients, developers, investors, and executive leadership. Strong analytical and problem-solving capabilities with the ability to develop scalable operational solutions and drive continuous improvement initiatives. Experience implementing operational processes, reporting standards, technology solutions, automation initiatives, and scalable infrastructure. Strong proficiency with property management systems, CRM platforms, Microsoft Office applications, reporting tools, and digital workflows. Demonstrated ability to operate both strategically and operationally within a growing entrepreneurial platform environment.
