We are searching for a collaborative and strategic team player who enjoys working in a dynamic and energetic environment. In this role, you will get to work with internal and external partners to manage construction projects for retrofit and renewal in residential buildings.

The Interiors unit is responsible to address all planned, demand and preventive maintenance repairs throughout TCHC’s building portfolio.

What you’ll do

  • Negotiate, estimate, plan and coordinate projects and programs for retrofit and new construction for clients
  • Group work for minor design, design-build and construction; expatiate requisite approvals, assemble and validate design, vendor enquiry documents and solicit pricing to develop quotes
  • Invite and evaluate vendor’s construction offers to ensure cost/effectiveness, budget consideration, practicability, latent problems, risk, safety consideration and ensure requisite margins
  • Develop construction plans, schedule, prioritize, strategize, critical target dates, financial, material and labour resource requirements; evaluate the cost effectiveness of alternate solutions and manage multiple project priorities, in a timely fashion
  • Manage a number of ongoing construction projects simultaneously, including liaising and reviewing statutory and regulatory matters with Municipalities and Public Sector Agencies as they relate to jurisdictional compliance
  • Schedule and monitor construction, expedites close-out and administers warranties
  • Establish and manage working construction budgets and progress through updating project timelines, progress valuations and cash flows in the hsi Construction Management System (CMS)
  • Liaise with clients and customers and develop project definition and scope of construction work from basic data to optimize revenues from among feasible alternatives
  • Provide project and contract coordination/administration functions and consultative services and expertise on construction projects
  • Act as the lead on client and customer projects to establish schedules and arrange execution through coordination and scheduling of trades persons, sub-contractors material and equipment for timely completion of construction project
  • Ensure quality standards, job scope and timelines are within contracted commitments
  • Conduct inspections of the work and controls progress through work schedules utilizing Easy Trac and CMS databases
  • Manage client and vendor meetings such as pre-project, job start-up, progress, OHSA and information meetings
  • Provide direction, clarification, expectation, and performance outcomes and arrange information for records while keeping clients and customers informed
  • Hold JHSC meetings on multiple projects and establish OHSA requirements and timelines for things such as correcting anomalies and non-compliance including vendor performance with related recommendations to Coordinator or Section Manager
  • Monitor site controls and OHSA to mitigate risk
  • Prepare progress and final invoicing in a timely fashion; carefully evaluate work progress and construction costs to maintain cash flow and mitigate sub-contractors changes in ensuring work is implemented within budgets to ensure margins
  • Close-out projects by arranging Certificates of Substantial/Total Performance and securing as-built documentation, construction records and compiling statistics for risk management and financial controls
  • Provide duties as a resource specialist to clients and customers, vendors, jurisdictions and in-house staff by representing the Unit at business meetings, public, hearings, court actions, matters of arbitration and jurisdictions
  • Arrange or provide instructions and training on equipment operation, and ensure requisite permits, guarantees, warrantees, maintenance manuals and as-built drawings are obtained and disseminated in a timely manner
  • Follow up to flag and ensure that warranty deficiencies are corrected within an established time frame
  • Manage and update unit Easy Trac and CMS including information required for staged construction and future projects

What you’ll need

  • Post-Secondary Education in relevant field or Trades School Certification
  • Minimum of 5 years demonstrated experience in construction as a project lead with emphasis in the architectural,or civil engineering fields. Experience includes developing construction schedules, maintaining electronic record keeping, cost control, pricing construction projects, preparing estimates and working budgets
  • Demonstrated experience preparing, reading and interpreting drawings, specifications and construction documents
  • Knowledge of municipal building codes
  • Sound knowledge of Conditions of Construction Contract
  • Ability to work independently
  • Ability to work on small to large scale projects and multiple projects within a program based environment
  • Ability to provide technical leadership and develop construction work from basic information
  • An aggressive approach to programs and construction initiatives and proven ability to work in a fast- paced and self-directed environment
  • Well-developed oral and written communication and interpersonal skills including tact and judgment and the ability to communicate effectively at any level in the industry
  • Knowledge of relevant codes, standards, legislation and regulations including Ontario Building Code, the Environmental Assessment Act, Fire Code, the Occupational Health and Safety Act and the Construction Lien and Tenant Protection Acts
  • Strong negotiating skills and the ability to analyze and evaluate complex problems, provide solutions and recommend alternatives
  • Advanced computer skills in computer applications such use of Microsoft Word, Project and Excel
  • Flexibility to attend evening meetings with clients, and travel to different work sites
