About Nicola Real Estate:

Nicola Real Estate, the real estate division of Nicola Wealth, manages over $10 billion (as of December 31, 2025) of commercial real estate in Canada and the United States, on behalf of both private and institutional investors. The team of experienced real estate professionals manages a diverse portfolio of industrial, office, retail, multifamily, seniors housing and self-storage properties, leveraging our institutional calibre investment platform, processes and operations.

Purpose of the Role:

This is an exciting opportunity to join a growing team within the firm by playing a key role within our Real Estate Finance Team. You will be responsible for overseeing financial metrics of various development projects within our development-focused limited partnership fund, all the way up to fund-level accounting. You will provide insightful support to the Real Estate Finance Management Team and will look for opportunities to improve systems and processes.

This is an on-site role located in our Vancouver Real Estate office.

Core Responsibilities:

  • Review and oversee accounting and finance functions for the Value-Add LP, including:
    • Full-cycle accounting and monthly financial reporting.
    • Monthly NAV calculations.
  • Oversight of both internal and partner-prepared development proformas.
  • Oversee entity-level cash flow projections and ensure alignment with fund-level projections.
  • Validate financial information and project updates received from internal parties (Investments, Development, Debt).
  • Conduct ad hoc financial & scenario analyses to support Finance, Debt and Development as needed.
  • Build and maintain excellent working relationships with other team members including the Investment team, Development team, and Debt team.
  • Build and maintain excellent working relationships with external service providers, including our development partners, external development managers, quantity surveyors, and lenders.
  • Support and mentor junior team members, including training and reinforcing established processes.
  • Responsible for leading various projects and initiatives including reporting enhancements and automation initiatives.

Required Skills & Qualifications:

  • Completion of accounting designation (CA, CGA, CMA or CPA).
  • A minimum of 4-6 years of accounting experience, with audit and development accounting experience strongly preferred.
  • Yardi software experience considered an asset.
  • Effective at achieving results in a high performing, high change, entrepreneurial environment.
  • Highly collaborative and can build trust through excellent interpersonal and consultative skills.
  • Efficiently manage multiple projects from concept to completion within tight timelines.
  • Passionate about continuous improvement, process optimization, and driving change.
  • Work independently and within teams, effectively influencing across functions without authority.

Compensation & Benefits Package:

This position comes with a base salary range of $85,000 - $110,000 plus a competitive performance bonus, RRSP contribution and participation in our profit-sharing program. Base salary will be commensurate with experience, skills, and qualifications.
