About the role
Position Overview:\n\nWe are seeking a motivated, accounting-oriented Real Estate Investment Analyst\nto join our dynamic investment management team. This role supports the\noversight of a $1.3B diversified real estate portfolio across Canada and the\nUnited States on behalf of TELUS-sponsored defined benefit pension plans. The\nsuccessful candidate will collaborate with the Portfolio Manager, Senior\nConsultant, and various internal and external stakeholders to drive the\nsuccess of our real estate investment strategy.\n\nKey Responsibilities:\n\nMarket Research & Strategic Analysis\n\n * Conduct economic and market research across Canadian and U.S. real estate sectors\n * Interpret trends and integrate research into investment strategy and recommendations\n\nPortfolio Management\n\n * Monitor portfolio performance by tracking key metrics, reviewing quarterly financials, and analyzing variances\n * Support valuation processes, including appraisal reviews and internal valuations\n * Develop and maintain investment files, databases, and performance tracking tools to forecast returns and cash flows\n * Attend asset management meetings with partners and advisors\n * Coordinate with brokers, legal counsel, consultants, and lenders to ensure smooth execution of transactions\n\nCompliance & Administrative Support\n\n * Maintain organized records and filings for all portfolio assets\n * Liaise with internal teams (e.g., Settlements, Finance, Risk, Valuations) on matters related to accounting, performance, and controls/compliance\n * Provide administrative support for investment entities and team initiatives\n\n## Qualifications\n\nEducation\n\n * Bachelor’s degree in Finance, Business, Real Estate, Economics, Mathematics, Computer Science, or a related field\n * Master’s degree or professional designation (e.g., CFA, MBA, CA, AACI, CAIA) considered an asset\n\nExperience\n\n * 2–5 years of relevant experience in real estate, finance, institutional investment, or related fields\n * Preferred experience in commercial real estate transactions, asset management, acquisitions, appraisal, development, leasing, or accounting\n * Solid understanding of the Canadian real estate market, with exposure to multiple asset classes and regional sub-markets\n\nTechnical Skills\n\n * Advanced proficiency in Microsoft Excel, PowerPoint, Word, and Outlook\n * Strong financial modeling and analytical skills\n * Experience with tools such as CoStar, Yardi, or ARGUS is an asset\n\nCore Competencies\n\nThe ideal candidate will demonstrate:\n\n * Strong analytical, quantitative, and problem-solving skills with exceptional attention to detail\n * Excellent written and verbal communication skills; ability to present insights effectively\n * Strong interpersonal skills with the ability to build collaborative internal and external relationships\n * High level of organization with the ability to manage multiple priorities and meet deadlines\n * Proactive, self-motivated, and adaptable, with a continuous improvement mindset\n * A strong work ethic and eagerness to grow as a real estate professional\n * Strategic thinking and the ability to make data-driven recommendations to senior leadership\n * A collaborative team player who can also work independently and take initiative\n\nSpecialized Knowledge\n\n * Proficiency in accounting principles and financial analysis\n * Deep understanding of real estate fundamentals and underwriting methodologies\n * Familiarity with investment metrics such as IRR, NPV, and NER\n * Knowledge of real estate and mortgage investment structures and valuation techniques\n\n\nSalary Range: $74,000-$110,000\n\nPerformance Bonus or Sales Incentive Plan: 12%\n\nActual total compensation will be determined based on factors such as\nknowledge, skills, performance and experience.
