***This position is for a Specialty Leasing Manager for Lansdowne Centre in Richmond, BC***
In this role
This full-time on-site role is accountable to the General Manager, Lansdowne Centre, for increasing and diversifying Lansdowne Centre’s revenue streams by temporary leasing and sponsorship opportunities of the shopping centre’s common areas, vacant retail units, parking lot, and storage spaces. The manager will be required to scout for new potential retailers and existing independent retailers, create sponsorship opportunities, negotiate agreements/licenses to lease, oversee management of all temporary retailers (including merchandising, store layout, and design), including the MRU cart program, ensure operating efficiency, ensure that move-in and move out procedures are followed, and ensure policies are enforced.
Summary of Essential Job Functions:
Specialty Leasing Business Plan
- Develops and implements a Specialty Leasing Business Plan and Temporary Leasing Program to increase and diversify revenue streams generated at the property.
- Provide annual revenue and expense budgets for Specialty Leasing.
Generate Revenues
- Actively prospects (including cold calling and local travel) for third parties interested in temporary leasing opportunities and perform various activities to successfully arrange for lease of space including preparation, negotiation and execution of binding license agreements with temporary tenants, maintenance of specialty leasing database, collection of rent, coordination of move-in, set-up and move-out as well as monitoring of tenant’s ongoing operations and their adherence to effective lease provisions to ensure that the goals of the specialty leasing program are achieved;
- Review and analyze offers to lease and provide written recommendation to the General Manager and to the Client.
- Manage the MRU cart rental program, including but not limited to, leasing, documentation, working with retailers on merchandising, issuing maintenance and repair requests.
- Lease storage spaces to existing tenants.
Enforcement of Agreements
- In collaboration with the management team, monitors adherence to and enforces policies related to signage, lease lines and special events to make sure that specialty leasing activity does not interfere with the ongoing operations at the property or enjoyment of the lease by permanent tenants and the general public.
- Complete all documentation and agreements as required.
- Ensure all licensees have provided proper documentation, insurance, plans, drawings, etc. as required.
- Manage any third-party specialty leasing agreements such as vending machines and kiddie rides.
Financial Controls and Analysis
- In collaboration with the General Manager, develop an annual revenue and expense budget for specialty leasing activities at the property and prepare reforecast on a monthly/annual basis.
Reporting
- Provide reporting information from leasing transactions and other sources on a weekly, bi-weekly, monthly, quarterly and annual basis (financial and non-financial) as required.
- Prepare report templates and formats as required in Excel and Word formats.
- Compile reports by property and Client as required.
- Participate in the annual budget process and monthly reforecasting.
What you’ll bring
- Minimum two years of relevant commercial real estate experience.
- Actively licensed by the BC Financial Services Authority with either a Rental Property Management Services or Real Estate Trading Services license.
- Ability to negotiate agreements and licenses.
- Hold and maintain a driver’s license.
- Access to a personal vehicle.
- University degree in business/commerce (Finance, marketing, accounting, management, etc..) or the equivalent.
- Understanding and working knowledge of real estate documentation and certificates of insurance.
- Good understanding of financial analysis.
- Strong customer service skills and strong verbal and written communication skills in English.
- Must have computer proficiency in Word, Excel, Outlook, Teams.
- Exhibits a high level of initiative, is a self-starter, and has a strong work ethic with the ability to work independently.
- Demonstrated accuracy in inputting data, close attention to detail.
- Ability to complete, prioritize and handle multiple tasks under time-sensitive deadlines.
- Exhibits high level of professionalism and strong interpersonal skills in a teamwork environment.

Our salary ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all Canada locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
