Job Description The Commercial Property Manager leads the development and execution of our Commercial Property Management (PM) platform, building out the commercial infrastructure - including full implementation of our Yardi commercial PMS - and serve as the subject matter expert for all commercial property operations. Success in this role requires innovation, entrepreneurial spirit, and operational excellence while managing a growing portfolio of commercial and industrial properties.

Essential Duties and Responsibilities: Strategic & Operational Leadership

  • Establish and scale a robust commercial property management platform aligned with organizational growth objectives.
  • Lead the Yardi commercial PMS implementation and customization.
  • Set up and refine operational procedures, workflows, and tenant engagement strategies.
  • Provide training and support to internal stakeholders on commercial best practices and systems use.

Portfolio Management

  • Oversee day-to-day management of commercial and industrial properties.
  • Ensure compliance with all municipal, provincial, and federal regulations.
  • Conduct regular site inspections to assess property conditions and ensure safety, maintenance, and service levels.

Financial Management

  • Develop and manage annual operating budgets; analyze and report on monthly budget variances.
  • Oversee rent collection, accounts receivable, and tenant default processes.
  • Ensure accurate processing of accounts payable and vendor payments.
  • Generate and review financial reports, including variance analyses, occupancy rates, and tenant recoveries.
  • .Collaborate with internal accounting and finance departments for lease audits, adjustments, and year-end reconciliations.

Tenant Relations & Leasing Support

  • Build and maintain strong tenant relationships through site visits, regular communications, and prompt resolution of issues.
  • Collaborate with the leasing team to ensure alignment with lease terms and identify at-risk tenancies.
  • Review lease summaries and enforce lease compliance; prepare default and demand notices as needed.

Vendor & Construction Oversight

  • Procure and manage third-party vendor contracts for maintenance, janitorial, and security services.
  • Monitor performance and adherence to SLAs.
  • Coordinate landlord and tenant construction projects, ensuring timelines and quality standards are met.

Qualifications:

  • Strong analytical and problem-solving skills.
  • Effective negotiation and communication skills at all organizational levels.
  • Demonstrated ability to lead teams, influence stakeholders, and deliver results.
  • Proficiency in Microsoft Office (Word, Excel, Outlook).
  • Access to a reliable vehicle and valid driver’s license for travel to multiple sites.

Minimum Requirements:

  • Completion of a College Diploma or Certificate in Business Administration (or equivalent).
  • At least 7 years of experience in property management, including 5+ years in commercial/industrial PM.
  • Proven leadership experience with a track record of building or enhancing commercial PM platforms.
  • Strong working knowledge of Yardi; system implementation experience is a strong asset.
  • Expertise in budgeting, financial reporting, and lease administration.
  • Experience in multi-use environments (retail, office, industrial) is preferred.

Preferred Attributes:

  • RPA designation considered an asset.
