Saying that you have a strong attention to detail would be an understatement. You are meticulous, thoughtful and driven. You have the ability to stay calm in stressful situations and can troubleshoot easily. You often think outside the box and adapt easily to both internal and external factors. Your understanding of the Multi-Family construction industry is well-rounded and has been developed over several years of experience. You enjoy working collaboratively as part of a dynamic team and just like everyone else at Shane Homes, you take your work seriously, but you don't take yourself too seriously.
We Would Love It If You Had These Too:
- A diploma or certificate in Architectural Technology, Estimation, or a related field – that’s definitely an asset.
- We’d love to see at least 3 years of experience estimating Multi-Family projects – especially those involving parkades, multi-level apartments, and townhomes.
- Strong skills in reading blueprints, understanding construction methods, and visualizing how buildings come together.
- Experience with takeoff tools like Bluebeam, PlanSwift, STACK, or similar software.
- Familiarity with Sage300/Timberline, Homefront, Dynamix, or Precision Builder – that’s a plus!
Here's What Your Day-to-Day Could Look Like:
- Work closely with the team to help build and maintain accurate cost estimates and budgets for our multifamily apartment and townhome projects.
- Review project Development Permit, Building Permit and IFC Consultant plans and documents, to ensure that all plan items are encapsulated in the estimates and reconcile to amounts in the estimates.
- Use your multifamily experience to support design development and help build out items, assemblies, and purchase order indexes within our construction software.
- Keep our estimating systems running smoothly by helping maintain the Homefront Precision and Sage Timberline (JC) databases with up-to-date design and costing information for all project components.
- Investigate and document variances that come up during projects, helping the team understand what’s behind the numbers.
- Support Sales and Marketing by reviewing purchaser files for accuracy and ensuring all standard and upgrade selections are complete.
- Contribute to project tendering by completing quantity take-offs and analyzing trade contractor submissions for new multifamily projects and pricing options.
