About QuadReal Digital Buildings The QuadReal Digital Buildings (QRDB) team is transforming QuadReal's real estate portfolio through innovative technology across all asset classes. About Oakridge Park Oakridge Park is one of Canada's most ambitious mixed-use developments. Situated on a 28-acre site in the heart of Vancouver, the project will deliver more than 5 million square feet of residential, office, retail, civic, and public spaces centered around a nine-acre rooftop park. Once complete, Oakridge Park will include over 3,000 homes, office space for approximately 3,000 professionals, world-class retail, cultural and civic amenities, and extensive public green space. Designed to meet the City of Vancouver's Low Emission Green Building Policy and Low Carbon Energy System targets, Oakridge Park is setting a new benchmark for sustainable urban development.

The Opportunity Reporting to the Senior Project Manager, Mechanical, the Project Manager, Mechanical is responsible for the design, procurement, construction, commissioning, and turnover of mechanical systems across the Oakridge Park development. Based on-site, this role supports delivery across a complex mixed-use environment that includes commercial, retail, office, residential, parkade, tenant spaces, and public realm infrastructure. Working alongside the Electrical Project Manager and Building Systems & Technology Project Manager, you'll provide technical leadership for HVAC, plumbing, fire protection, controls, and related mechanical systems while ensuring seamless coordination across integrated building systems. You'll collaborate with internal development, leasing, operations, and ownership teams, while managing architects, consultants, contractors, subcontractors, manufacturers, and vendors to successfully deliver mechanical scopes safely, on schedule, within budget, and to QuadReal's quality standards.

What You'll Do Lead the design, procurement, construction, testing, commissioning, turnover, and warranty management of mechanical systems across multiple asset classes within Oakridge Park. Manage HVAC, plumbing, fire protection, controls, and related mechanical infrastructure while ensuring compliance with project specifications, applicable codes, and QuadReal quality standards. Coordinate closely with electrical and building systems teams to support integrated MEIT delivery across the development. Oversee design coordination, constructability reviews, procurement strategies, contractor selection, budgeting, scheduling, and project execution. Manage consultants, contractors, manufacturers, vendors, and project partners while fostering strong collaborative relationships. Lead mechanical commissioning activities, ensuring timely issue resolution and successful system integration across commercial and residential towers. Conduct QA/QC reviews throughout construction to verify installation quality, design compliance, and operational readiness. Review and administer CM at Risk GMP and/or stipulated sum contracts, including scope reviews, cash allowances, commercial risk, contract changes, and change orders. Monitor budgets, forecasts, project risks, procurement activities, payment approvals, and project reporting to ensure successful delivery. Identify value engineering opportunities that improve project outcomes while maintaining quality, operational performance, and schedule objectives. Support tenant coordination activities, ensuring alignment between base building systems and tenant requirements while managing phased turnovers and occupancy milestones. Participate in future phase planning by providing technical input into design development, procurement strategies, budgeting, constructability reviews, and risk mitigation. Support project closeout through successful commissioning, deficiency management, warranty administration, operational readiness, and turnover documentation. Perform other duties as required.

What You'll Bring Minimum 5 years of project management experience delivering mechanical systems on large-scale, complex, fast-track construction projects. Proven experience delivering mechanical scopes across mixed-use developments, including commercial, retail, office, residential, parkade, and public realm environments. Strong technical knowledge of HVAC, plumbing, fire protection, controls, mechanical construction practices, and integrated building systems. Demonstrated experience managing projects through the full lifecycle, including design development, procurement, budgeting, construction, commissioning, turnover, and warranty. Experience managing CM at Risk GMP and/or stipulated sum contracts, including contract administration, scope reviews, commercial risk, procurement strategies, and change management. Strong understanding of MEIT coordination, commissioning processes, and interfaces between mechanical, electrical, and smart building systems. Ability to evaluate contractor pricing, labour estimates, and material costs while managing project budgets and schedules. Knowledge of applicable building codes, sustainability principles, and real estate development and construction processes. Strong communication, stakeholder management, negotiation, and problem-solving skills, with the ability to build collaborative relationships across diverse project teams. Highly organized with the ability to manage multiple priorities in a fast-paced project environment. Proficiency with Bluebeam, Microsoft Project, Excel, PowerPoint, and Word.

Nice to Have PMP, GSC, engineering, or related technical certifications or credentials. Experience with design-build, design-assist, or P3 project delivery models. Experience working on large-scale, multi-phased developments with multiple stakeholders. Additional experience with electrical systems, ICT, building automation, or smart building technologies. Field experience with construction, consulting, or specialty mechanical contractors.

Compensation & Benefits The expected annual base salary range for this position is $110,000–$135,000, plus eligibility for QuadReal's competitive total rewards program, including performance incentives, comprehensive health and dental benefits, pension, and paid time off.
