About the Role

The Maintenance-Night position plays a critical role in ensuring the safety, functionality, and aesthetic upkeep of residential and commercial properties during overnight hours. This role is responsible for promptly addressing maintenance issues, performing routine inspections, and executing repairs to minimize disruption to tenants and operations. The successful candidate will work independently to troubleshoot and resolve mechanical, electrical, plumbing, and structural problems that arise during the night shift. By maintaining a high standard of property care, this position supports tenant satisfaction and contributes to the overall value and reputation of the real estate portfolio. Additionally, the Maintenance-Night professional will collaborate with daytime teams by documenting work performed and communicating any ongoing issues for seamless continuity of service.

Minimum Qualifications

  • High school diploma or equivalent.
  • Proven experience in general building maintenance or a related trade.
  • Basic knowledge of electrical, plumbing, HVAC, and carpentry systems.
  • Ability to work independently during night shifts with minimal supervision.
  • Valid driver’s license and reliable transportation.

Preferred Qualifications

  • Certification or training in a relevant trade such as electrical, plumbing, HVAC, or facilities management.
  • Experience working in real estate property management or multi-unit residential buildings.
  • Familiarity with computerized maintenance management systems (CMMS).
  • First aid and CPR certification.
  • Bilingual abilities, particularly English and French, to communicate effectively in diverse communities.

Responsibilities

  • Conduct regular inspections of building systems and common areas during the night shift to identify and address maintenance needs.
  • Respond promptly to emergency maintenance requests, including plumbing leaks, electrical outages, heating or cooling failures, and security concerns.
  • Perform routine preventive maintenance tasks such as changing filters, lubricating equipment, and checking safety systems to prevent breakdowns.
  • Maintain accurate records of maintenance activities, repairs performed, and materials used, ensuring clear communication with daytime maintenance staff and management.
  • Ensure compliance with safety regulations and company policies while working independently during overnight hours.

The required skills enable the Maintenance-Night professional to efficiently diagnose and repair a wide range of building systems, ensuring uninterrupted service and tenant comfort. Strong problem-solving abilities are essential for addressing unexpected issues independently during overnight hours. Effective communication skills are used to document work accurately and coordinate with daytime teams for ongoing maintenance needs. Preferred skills such as trade certifications and familiarity with maintenance software enhance the ability to perform specialized repairs and streamline workflow management. Additionally, interpersonal skills support positive interactions with tenants and emergency responders when necessary, contributing to a safe and well-maintained property environment.
