About the role

Hollyburn Properties is currently seeking a dynamic Marketing Specialist to join our team. This position will work closely with the Property Management team to provide a broad range of marketing support in addition to help develop and implement strategic marketing campaigns that support Brand management as well as the promotion and successful rental of residential rental suites across three Provinces.

Key Duties & Responsibilities

  • Review postings on Hollyburn’s Website, Craigslist, Kijiji, ViewIt, Pad Mapper, Apartments.com and other online ads as necessary to ensure accuracy and meet established standards ;

  • Develop and manage digital media/ social media content to promote buildings in each city/province (Instagram, Facebook, TikTok);

  • Monitor channels, rental advertising performance and recommend optimization and engagement opportunities as well as research the effectiveness of online ads;

  • To be familiar with Hollyburn buildings and their individual strengths in order to be able to provide Rental advisor support to help prospect Tenants find their “forever home” when required.

  • Prepares the following reports: Vacancy, Traffic, How Did You Find Us, Conversion Rates for both online and print, Advertising Campaigns, Web Analytics, etc;

  • Participate in marketing and leasing pipeline review or redesign discussions by providing business requirements and performance insights (without owning system configuration or deployment).

  • Ensure proposed process changes align with platform capabilities and data governance standards.

  • When necessary , conduct Resident Quality Assurance calls

  • Track building calls to ensure the conversations are aligned with company standards & protocol

  • Assist with the design for both web and print materials (i.e., marketing literature, contest promotional materials, flyers for events, online an banners, etc.) if required ;

  • Work with IT to improve data flow, reporting structures and visibility across marketing and leasing systems.

  • Assists with SEO, SEM, SMM, PPC Campaign management;

  • Assist ensuring building branding / signage is consistent and meets standards, order as necessary;

  • Assist with arranging building photography as needed ;

  • Manage and update unit floor plans and images for accuracy and quality;

  • Support the upkeep of individual building amenity data

  • Provide regular and ad hoc reports on leasing process, advertising yield and status of ongoing marketing initiatives to the Operational management team;

  • Provide management with a monthly marketing plan update when required.

  • Organize and lead marketing strategy meetings on a regular basis with the operational team

  • Assist Property Managers in establishing marketing campaigns that maximize opportunities for revenue and minimal vacancies in all markets across Canada

  • Co-ordinate value added partnership programs

  • Oversees and assists with the creative process with internal/external literature and marketing collateral;

  • Participate in weekly Property Management meetings to update on marketing initiatives;

  • Performs any other duties and responsibilities as assigned.

Knowledge, Skills and Abilities

  • Post-secondary education in communications, media, public relations, journalism, marketing, business, or a related field.

  • Previous experience in Property Management or Real Estate Industry is a definite asset;

  • Experience with PowerBI, Rent Café , Yardi an asset ;

  • Excellent writing, editing and proofreading skills. Experience in business/marketing writing;

  • A creative, social-first thinker with the ability to identify emerging trends and translate them into brand-appropriate content.

  • 3-5 years of professional social media experience or equivalent related experience.

  • 1-2 years previous experience with Word Press and CRM’s like Salesforce, Zendesk, etc.

  • Knowledge of Adobe CS (Photoshop, In Design and Illustrator), Canva

  • Confident in developing content across multiple platforms and for a variety of tactics

  • Experience leveraging AI tools to drive efficiency in content development

  • Strong creative, critical thinking and problem solving skills;

  • Experience with analyzing data and utilizing it to create reports;

  • Previous experience with online advertising & website management ;

  • Basic knowledge of HTML ;

  • Advance skills in Microsoft Office applications;

  • Attention to detail and accuracy, even as priorities change and urgencies intervene;

  • Ability to be flexible and self-motivated and to take initiative;

  • Ability to work independently and in a team environment where mutual support is essential;

  • Ability to quickly learn new software applications as needed.
