Job Summary:

The Project Manager will lead the day-to-day planning, coordination, and execution of ICI/High-Rise Residential projects, ensuring they are completed on time, on budget, and to quality standards. This role involves managing stakeholders, overseeing procurement, monitoring project progress, and resolving issues as they arise. The Project Manager will work closely with site and office teams to deliver successful outcomes while maintaining strong client relationships.

Location: 45 Rodinea Rd, Maple, ON L6A 1R3, occasional visit to project sites in GTA.

Hours of Operations: 8:00 am to 5:00 pm (EST)

Key Responsibilities

  • Foster professional, cooperative relationships with owners, contract administrators, and design consultants to promote repeat business.

  • Serve as the primary point of contact for assigned projects; lead all site and project team meetings on behalf of Ascend.

  • Review all project background materials (drawings, specifications, tender documents, geotechnical reports, etc.) to fully understand client objectives, project milestones, and operational constraints.

  • Identify additional information requirements before developing effective work plans.

  • Review estimates and tender information to organize and coordinate work for maximum schedule efficiency; assess risks and note assumptions or limitations.

  • Identify all key project deliverables and ensure completion within required timeframes.

  • Procure materials and subcontractors, negotiate pricing to stay within budget, and report any significant cost variances.

  • Prepare purchase orders and subcontract agreements using company standard forms.

  • Obtain all necessary permits, approvals, and notices.

  • Review prime contract specifications to compile all required submittals in advance of execution.

  • Ensure compliance with the Occupational Health and Safety Act.

  • Notify clients promptly of scope or contract changes; prepare related estimates for additional work.

  • Prepare and review progress payment applications in collaboration with the Site Superintendent and Project Coordinator.

  • Monitor project costs, progress, and productivity in comparison to estimates; review supplier and subcontractor invoices for accuracy.

  • Conduct regular site visits and maintain close communication with the Site Superintendent to ensure smooth project execution.

  • Hold regular subcontractor coordination meetings to monitor progress and address issues.

  • Oversee project closeout, including substantial and total completion submissions, and ensure lien publications as required.

  • Maintain an up-to-date understanding of trade union agreements and requirements.

Skills, Qualifications & Experience

  • College diploma or Engineering degree.

  • 8–12 years of construction experience, including at least 6 years in ICI or High-Rise Residential projects.

  • Experience with multi-storey residential, commercial, hotel, condominium, or long-term care projects is required.

  • Exceptional oral and written communication skills, especially under time-sensitive conditions.

  • Strong leadership and innovative management skills to maximize project performance.

  • Professional representation of the company with owners, consultants, site leadership, and community stakeholders.

  • Proficiency in ProCore or similar construction management software, Microsoft Word, Outlook, and Excel.

  • Working knowledge of Microsoft Project is an asset.
