About the role
Superintendent (Live-in or live-out)
Reporting to the Property Manager, the Superintendent will be responsible for supporting the maintenance and day-to-day operations of a high-rise apartment building located at 5754 Yonge Street in North York. The successful candidate may have the opportunity to live on-site, with one-bedroom and two-bedroom units available; if an on-site apartment is provided, it would be treated as a taxable benefit. Candidates who live off-site must have access to reliable transportation and reside close enough to the property to respond to emergencies within 30 minutes.
Responsibilities:

Liaise with residents on a regular basis to establish and maintain healthy working relationships.

Respond to after-hours emergency service requests, including fire alarms, flood events, power outages, emergency maintenance requests, and other urgent building-related situations, taking appropriate action to resolve or escalate as needed.

Assist with the efficient, effective, and successful control of all equipment maintenance, building structures, life safety systems, and property in accordance with approved practices, procedures, methods; monitor life safety systems and report deficiencies promptly.

Liaise with contractors, on-site staff, and personnel to assist in providing supervision of all trades servicing the building equipment/systems, including escorting and providing access to contractors as required.

Conduct regular building, property, and suite inspections to identify safety, security, maintenance, damage, and occupancy-readiness concerns; document and report incidents, damages, and safety concerns promptly.

Maintain all appropriate logs and manuals, ensure third-party contractors servicing the property maintain required logbooks, and maintain control of building keys, fobs, and access systems.

Assist in implementing a pro-active preventative maintenance program for all building equipment/systems and perform minor repairs, including plumbing, electrical, and carpentry, as needed to ensure systems and property standards are maintained.

Coordinate emergency after-hours services of contractors to complete repairs, including calls related to HVAC systems, electrical, mechanical, lighting, and plumbing, and complete and track maintenance requests using Yardi property management software.

Maintain cleanliness and presentation standards for common areas, grounds, waste rooms, parking areas, sidewalks, and building points of entry and exit, including assisting with garbage, recycling, bulk waste management, and snow and ice removal as needed.

Lead prospective residents on personalized tours of the property, highlighting key features, amenities, etc.

Coordinate and monitor resident move-ins and move-outs, and complete suite inspections and general maintenance to prepare vacant units for occupancy; painting is contracted out.

Other duties as required from time to time.
Qualifications:
- Minimum of 3 to 5 years of related working experience.
- Possess a mechanical aptitude.
- Able to multi-task, work under pressure and achieve quality results.
- Strong organizational and interpersonal skills with the ability to work in a team environment, or independently with minimal supervision.
- Access to reliable transportation to make it to the site within 30 minutes when called in.
- Able to provide a clear criminal record check (at company’s expense).

Compensation:
Live-Out: $55,000/year
