Overview

The Building Operator (DAY) is responsible for following maintenance processes and procedures for routine, preventative andemergency requests, and work orders. The Building Operator is responsible for the overall maintenance, servicing, and repairs required to ensure Silvera’s Independent and Supportive Living Communities including, equipment, furnishings, fixtures, and the surrounding grounds remain in excellent condition.

Responsibilities

  • Triage, troubleshoot and repair maintenance issues; determine if preferred vendors should be contracted to complete trades-level repairs.
  • Estimate vendor costs and issue vendor purchase orders in accordance with Silvera’s signing authority matrix.
  • Perform minor electrical, heating, mechanical, HVAC, plumbing, light carpentry, light landscaping and building repairs.
  • Complete work orders in order of priority; escalates issues as required.
  • Support Silvera’s Move In/Out KPI and KPM targets by completing timely suite renovation work orders in accordance with Silvera’s established standards and guidelines, monitor vendor work.
  • Complete all routine and preventative maintenance work orders within scheduled timelines and ensure accurate record keeping.
  • Assist with routine maintenance or capital maintenance projects as required.
  • Receive supplies and inventory and store in designated area.
  • Monitor landscaping contractors and staff work to ensure the proper maintenance of the grounds surrounding Silvera’s communities; inspect grounds and address or escalate any safety and/or maintenance issues.
  • Coordinate with Community Staff to ensure that all entrances and doorways are free of debris and / or safety hazards.
  • Ensure on-site work areas are clean, safe, and organized.
  • Oversee building security including conducting regular walk-throughs of work sites and site reviews to proactively identify and repair issues.
  • Comply with all fire, health, and safety regulations and remain alert to any potential threats to the safety and security of residents, staff, and visitors.
  • Promptly report and/or take corrective action to address potential or actual hazardous situations
  • Notify the Community Manager of any resident concerns or altercations; complete Incidents Reports (IRs) accordingly.
  • Actively participate in other relevant departmental duties as required.

Qualifications

  • High school diploma or GED required.
  • 5th Class Power Engineering Certification with ABSA is preferred but not required
  • 3-5 years of previous general maintenance experience required. Basic electrical, heating, mechanical, HVAC, and plumbing experience required.
  • Building operator training or certification an asset
  • Proven Self-starter and ability assess and self-initiate repairs to building and property.
  • Must display a desire to continually develop general maintenance skills and a desire to pursue courses related to the position. (e.g., building operations, building systems, HVAC control systems, water system design)
  • Class 5 driver’s license and a clean driver’s abstract are required.
  • Ability to positively relate to residents, staff, and co-workers.
  • Ability to work independently but within a team-based department.
  • Strong written and verbal communication skills

Work Conditions

  • Company vehicle provided as extensive travel within Calgary will be required; must be comfortable driving in heavy traffic.
  • Heavy lifting will be required (up to 50lbs), including pulling, pushing, and lifting equipment.
  • Some exposure to corrosive and non-corrosive chemicals will be required.
  • Frequent bending and stretching will be required.
  • Operation of various types of equipment and machinery will be required.
  • Working alone and in confined spaces will be required.
  • Working under somewhat stressful situations may be required.
  • Working outdoors in inclement weather will be required.

Hours of Work:

  • Monday to Friday, 7:00 a.m.-3:30 p.m.

Occasional overtime may be required.
