JOB SUMMARY:
The Maintenance Supervisor maintains a safe, attractive, and efficient physical facility through managing both scheduled and unscheduled maintenance. The Maintenance Supervisor is responsible for the maintenance and operation of all building equipment and grounds.
SCHEDULE:
Monday - Friday; 8:00am - 4:00pm
KEY DUTIES AND RESPONSIBILITIES:

Ensures safety of residents by regularly maintaining equipment and furniture and by providing general upkeep to the residence and its systems.

Responsible for the hiring, training, performance review and discipline of maintenance and, where applicable, housekeeping staff.

Schedules and conducts regular preventative maintenance activities.
-
Maintain a list of contractors available for scheduled and unscheduled maintenance.
-
Establish maintenance contracts for preventative, scheduled and unscheduled maintenance.
-
Oversee preventative, scheduled and unscheduled maintenance.
-
Maintain maintenance logs for all equipment and manages maintenance management software.
-
Responsible for equipment safety and reporting.
-
Ensure efficient energy management.
-
Fire safety and fire equipment inspection and testing.
-
Supplies inventory and purchasing.
-
Distribution and control of all door entry devices
-
Maintains all building equipment, services records, inventory, supplies, storage, etc.
-
Chairs or participates as a member of the Joint Occupational Health and Safety Committee.
-
Plans and implements a daily, weekly, monthly and annual schedule of preventative maintenance activities to ensure the residence and equipment are safe and in good working order.

Performs minor building, electrical, plumbing and equipment repair services to ensure the optimum functioning of the residence and equipment.

Identifies and investigates residence deficiencies and equipment malfunctions and takes appropriate corrective action.

Duties as assigned by the General Manager.
QUALIFICATIONS:
- Must be skilled at problem-solving, including being able to identify issues and resolve them in a timely manner.
- Must possess strong interpersonal skills.
- Must be able to prioritize and plan work activities to use time efficiently.
- Must be organized, accurate, thorough, and able to monitor work for quality.
- Must be dependable, able to follow instructions, respond to management direction, and must be able to provide performance through management feedback.
- Must have the ability to establish and maintain good interpersonal relations by displaying tact, courtesy and patience with applicants, residents, and staff.
- Must be able to multi-task.
- Must be able to work with minimal supervision.
EDUCATION/TRAINING:
- Completion of secondary school education or equivalent.
- Formal training or certificate from a program in building or general maintenance.
- Red Seal certification is considered an asset.
- Valid WHMIS certificate.
EXPERIENCE:
- At least 2 years of experience in property maintenance.
PERSONAL:
- Must be able to speak English fluently and communicate effectively both verbally and in the composition of written materials.
- Must pass a Criminal Record Check.
WORKING CONDITIONS:

This position requires the incumbent to perform physical duties which may include:

Standing for long periods of time

Using tools and equipment

The incumbent must wear personal protective equipment (or clothing) as required by tasks.

Must be prepared to respond to emergency situations, be on call after hours and carry a cellular phone or pager and be able to work hours necessary to ensure an effective operation of the site.
