Responsibilities:
- Lead Preventative Maintenance Teams which include PM Associates, Sewer and Drain, Electricians, Plumbers and HVAC Technicians to ensure they meet the performance expectations in their region
- Ensure inspections, deficiencies, scheduled service Calls, are being met and completed on time
- Oversee Life Safety PM Inspections - annual, semi-annual and quarterly inspections and follow up with outstanding deficiencies to achieve clear reports
- Ensure Inspection data is up to date and kept on site
- Communicate with Leaders, respond to inquiries with sound judgment and good information
- Formulate clear goals to achieve desired performance from team
- Evaluate team through site visits and inspections, provide appropriate feedback and take action as required
- Allocate work, monitor day-to-day operations, set priorities
- Manage budgets and prepare budget reports as required, and oversight on acquiring project quotes and budget
- Monitor various reports to review operations
- Point person when communicating with key vendors and Accounting
- Working with Leaders to develop new strategies for streamlining processes.
- Work closely with warehouses, purchasing, and accounting to ensure products are delivered in a timely manner
- Organize daily tasks and projects for the Preventative Maintenance Team
- Work in compliance with Health and Safety regulations
- Ensure all codes and local jurisdictional requirements are met and the team is in consistent compliance
Experience and Educational Requirements:
- Minimum five (5) years of management experience and/or supervision of a trade team.
- Extensive maintenance service experience preferred
- Understanding of mechanical systems in commercial and residential buildings
Technical Requirements:
- Advanced proficiency with Microsoft Word, Excel, and Outlook
- Ability to learn and adapt to changing technology
- Familiarity with estimating, project scheduling, and using a budget software
- Knowledge and staying up to date with applicable legislation
Non-technical requirements:
- Strong communication skills, both written and verbal
- Superior organizational, interpersonal, and time management skills
- Experience and judgment dealing with day-to-day business operations
- Ability to create trust and build lasting business relationships
- Exceptional team building and leadership skills including ability to motivate and lead other Associates in a team environment
- Eager to take on new challenges and to challenge the status quo of doing things
- Strong hands-on approach to leadership by example
- Strong commitment to providing excellent customer service
- Ability to take responsibility for all actions and decisions and to follow through until resolution is obtained
- Exceptional problem solving and decision-making capabilities
- Ability to learn quickly, have excellent adaptability and be flexible in nature
- Displays a high level of initiative and commitment to excellence
- Demonstrates a positive attitude and enthusiasm
