About the role

The Building Controls Service Technician inspects, maintains, repairs, and installs Building Automation Systems (BAS) across commercial and institutional facilities. Based out of our Ottawa (Kanata) office, this role supports building performance by diagnosing issues, delivering preventative maintenance, and implementing system improvements that ensure safe, efficient, and reliable operation. Success in this role means responsive customer service, accurate system troubleshooting, and consistent alignment with Modern Niagara’s safety and service standards.

  • Maintain reliable and efficient building automation systems through preventative maintenance, troubleshooting, and system optimization.
  • Support strong client relationships by delivering responsive service and clear communication during service visits.
  • Contribute to building performance and operational efficiency by identifying issues, recommending solutions, and maintaining high technical standards.

Duties And Responsibilities

  • Perform billable service work, warranty work, system installations, and preventative maintenance as assigned by the Service Coordinator.
  • Diagnose and resolve building automation system (BAS) issues using accepted industry standards and troubleshooting practices.
  • Recommend solutions that improve building automation performance and meet customer operational needs.
  • Provide customer training on BAS systems and building control functionality when required.
  • Create detailed service documentation following site visits, including work performed, issues identified, and commitments made to customers.
  • Provide accurate information on parts and labor requirements to support quoting and replacement planning.
  • Identify and communicate potential sales opportunities or building improvement needs to the service team.
  • Participate in the after-hours on-call rotation to support client service requirements.
  • Maintain and manage service vehicle inventory and report inventory levels as required.
  • Support continuous improvement by suggesting enhancements to product quality, installation methods, and service procedures.
  • Maintain accurate timesheets and submit them weekly.
  • Follow all company policies, procedures, and the Modern Niagara Business Code of Conduct.
  • Perform additional duties as assigned.

Must Haves

  • 3+ years of experience troubleshooting and servicing Building Automation Systems (BAS).
  • Experience supporting BAS control systems in commercial and/or institutional facilities.
  • Strong understanding of mechanical and electrical control systems including HVAC equipment such as air handling units, boilers, chillers, heat exchangers, heat pumps, and VAV systems.
  • Experience with BAS platforms such as Delta, Johnson Controls, Siemens, Automated Logic, Niagara, Trane, or similar systems.
  • Ability to troubleshoot electrical, mechanical, and HVAC issues related to installation, wiring, plumbing, and power systems.
  • Ability to lift up to 50 lbs and perform work at heights using ladders when required.
  • Valid driver’s license and ability to travel frequently within the Ottawa region during the work week.

Nice to Haves

  • Experience with BAS network troubleshooting tools such as BACnet Discovery Tool, Wireshark, or Visual BACnet.
  • Experience integrating additional building systems such as lighting control, security and access control, irrigation systems, fire alarm interfaces, or water leak detection.
  • Strong customer communication and training experience.

This is a new position. Expected hourly compensation: $38/hr – $44/hr
