Job Description

Within the specialized Real Estate portfolio team, the incumbent is responsible for managing existing assets and partnerships in the portfolio (operating assets and development projects) to optimize performance and ensure the achievement of the business plan. Additionally, the incumbent contributes to the execution of investment, disposition, and financing activities, in line with the Real Estate strategic plan, for the entire Canadian portfolio.

What you will do

Asset and Investment Management

  • Develop and implement strategic objectives to optimize the performance of investments and assets under management;
  • Draft, update, and execute the business plan for each asset and investment; coordinate actions with investment and operating partners, and participate in meetings with internal teams, external consultants, brokers, and other stakeholders to advance business plans;
  • Oversee the analysis of an investment and asset portfolio, including the creation and updating of pro formas, tracking major events, reviewing valuations and cash flow projections, conducting cash management analyses, organizing historical and forecasted capital flows, and hold/sell analyses;
  • Lead the preparation and presentation of executive files and strategic proposals—present these documents to management and key stakeholders to inform strategic discussions and support decision-making;
  • Manage the annual budget and forecasts in collaboration with various internal teams.

Transactions

  • Identify new investment, disposition, and partnership opportunities. Make recommendations on pursuing investment projects, creating new partnerships, and financing structures;
  • Plan, coordinate, and execute the due diligence process, in collaboration with internal and external stakeholders. Contribute to documentation for decision-making committees;
  • Participate in the establishment of legal and tax structures for investments to optimize returns and control risks. Prepare legal documents with the support of internal and external lawyers;
  • Coordinate and participate in the financing and refinancing of portfolio investments;
  • Ensure compliance with transaction approval procedures in accordance with delegations of authority, policies, and current budgets;
  • Monitor and analyze investment projects, including financial analyses, evaluating their strengths and weaknesses, to make recommendations to the executive team;
  • Maintain market and targeted asset class monitoring, and maintain a network of contacts (appraisers, brokers, managers, owners, etc.) to obtain relevant information;
  • Develop and monitor relationships with market players (investors, advisors, brokers, developers, etc.).

What you bring

  • Bachelor’s degree in finance, business administration, real estate, or accounting;

  • Professional designation (AACI, CPA, CFA or equivalent), an asset;

  • Ten (10) to twelve (12) years of experience in real estate asset management, investment, financing, or development;

  • Good understanding of real estate legal documents (purchase-sale agreements, partnership and management agreements, financing, mortgages, leases, financial statements, etc.);

  • Excellent skills in asset management and development projects to maximize performance;

    Advanced proficiency in Excel, Argus, Word, PowerPoint, etc.;

  • Proficiency in French (an asset).

  • Availability for business travel.
