Location: Toronto (Hybrid) Salary: Negotiable
About the Opportunity We’re working with a long-established, privately held real estate organization with a diverse portfolio of commercial, industrial, and select residential assets across the GTA. As part of ongoing portfolio planning, they are looking to evaluate redevelopment opportunities across several properties.
The Role Seeking a senior, hands-on financial modelling expert to assess redevelopment potential and build scenario-based models (5, 10, 20+ years). You’ll work with planning inputs (massing, zoning, land values) to evaluate feasibility, timing, and value creation across different strategies. This is a consulting role suited to someone independent, experienced, and comfortable working directly with senior stakeholders.
Key Responsibilities Build detailed development and pro forma models across asset classes Evaluate current vs. future land value under multiple scenarios Develop assumptions (costs, revenue, timing, escalation) Analyze development vs. hold/sell strategies Present insights and recommendations to ownership
Must-Haves 8–15+ years in real estate finance/development analysis Strong financial modelling experience (hands-on, Excel-based) Deep understanding of the full development lifecycle Experience across multiple asset classes Ability to work independently and engage with senior stakeholders
Engagement Contract / consulting (flexible hours, part-time) Hybrid (Toronto-based, some in-person collaboration)
Ideal Profile An experienced consultant or senior professional who has “done the work” — not just advisory, but has built models end-to-end and can confidently guide real-world development decisions.
