The opportunity: The primary objective of the Operations Manager is to ensure that the assigned retail portfolio of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. The successful candidate will work closely with the General Manager.
What you will do:

Responsible for the operation and upkeep of all building systems including mechanical, electrical plumbing, structural systems and building life safety equipment and systems

Responsible for the grounds and buildings including all maintenance and housekeeping, and public and tenant safety
-
Conduct regular inspections of all phases of the property operations
-
Oversee contracted services and trades, including security and life safety.

Maintain files and records for the operations department
-
Administer ongoing BOMA BEST Certification
-
Oversee, train, and administer the operations staff
-
Administer the Emergency Response program and update Tenant and Staff manuals
-
Coordinate Service Agreements & Specifications
-
Write specifications and tendering documents for construction and capital projects
-
Review, approve and oversee tenant construction projects to ensure building standard compliance. Review all tenant design plans and approve
-
Establish and oversee a program of scheduled preventive maintenance using Angus Anywhere, and/or other web based systems as required
-
Ensure tenant service calls are responded to and addressed quickly and efficiently
-
Promote owner/tenant goodwill by following up on requisitions and work orders to ensure corrective action has been taken
-
Ensure optimization of site energy management and recycling programs
-
Monitor and maintain all on site tools and equipment
-
Ensure operations expenditures are kept within budget guidelines while maximizing the full value of the expenditure
-
Assess and provide long-term planning reports for capital expenditures
-
Maintain and foster professional relationships with tenants
-
Ensure that the General Manager is informed on all aspects of operations
-
Ensure attendance to emergency calls and communications on a 24 hour basis
-
Embrace and proactively support BGO culture of environmental responsibility and social responsibility.

Proactively support BGO culture of environmental responsibility and social responsibility, and lead efforts to best demonstrate the organization's commitment to sustainability and responsibility, following BGO’s protocols, related policies and procedures.

Participate in tenant and staff community-support events as appropriate

Who You Are:
The Operations Manager shall have the following technical qualifications, or industry equivalency:
- Minimum of 5 years direct work experience in running large buildings or preferably enclosed retail centres
- Management experience is an asset
- Knowledge/understanding of boilers, cooling towers, refrigeration, RTUs, pumps, fans, motors, elevating devices, lighting and energy controls, emergency generators, and emergency equipment and procedures
- Knowledge/ understanding of Fire Protection Systems
- High voltage systems, low voltage systems, primary and secondary transformers, HVAC control systems, lighting and power systems, telecommunication systems, motor controls
- Domestic hot and cold water systems, heating and hot water tanks, waste systems, all piping, heating, chilled water, sprinkler risers, sprinkler distribution and washroom facilities
- General commercial building construction knowledge and experience. Able to read and review design drawings for construction, trouble shoot construction issues, review site conditions at construction sites, communicate with trades and maintain compliance with base building requirements.
- Knowledge of construction, code and regulations
- Experience with BOMA BEST, Fitwel Certifications is an asset
- Experience with Net Zero Carbon planning and execution is an asset
- WHMIS training
- A valid driver’s license
- Intermediate level skills in Microsoft Office / general computer skills
- Knowledge in all facets of building operation
- Time Management skills and abilities to best manage all demands across a diverse property portfolio
- Proven Organizational and Leadership skills to ensure multiple demands and competing priorities are managed effectively
