Live to Build Project Manager/Estimator Location: Toronto, ON (Greater Toronto Area) Are you a seasoned Site Superintendent or Project Manager who knows the field inside out and now wants to apply that knowledge to estimating? Live To Build is seeking a Project Manager/Estimator to lead pre-construction estimating and carry projects through execution, delivering a transparent, exceptional client experience from first walkthrough to final handover.

We also complete select commercial and industrial projects. As a Project Manager/Estimator, You Will

  • Estimate & Plan: Build detailed proposals, scopes of work, critical path schedules, and trade packages; identify scope gaps before they happen.
  • Own Delivery: Run projects from kickoff to closeout, budget tracking, RFIs, COs, procurement, site logistics (with a Site Super), inspections, and quality control.
  • Communicate Proactively: Lead client updates with honesty and tact; flag cost/schedule risks early and propose solutions.
  • Coordinate the Team: Align designers/architects/engineers/trades; ensure tidy sites, respectful conduct, and efficient sequencing, especially on century-home constraints.
  • Document Rigorously: Daily logs, photos, timecards, POs, COs; keep paperwork current so decisions are visible and defensible.
  • Use the Tools: Work in Planswift, Fieldwire, Bluebeam, BuildWise (we'll train), Microsoft Office, and standard PM workflows. Adapt quickly to new software.

Qualifications

  • 5 or more years in residential construction project management and/or estimating (experience with Toronto century-home renovations strongly preferred). Commercial/Industrial exposure is a plus.
  • Proven track record in taking estimates into execution and delivering on budget with documented change-order control.
  • Strong takeoff/estimating skills; comfortable reading drawings/specs and coordinating design changes.
  • Excellent client communication, able to translate technical issues into clear options with cost/schedule impacts.
  • Proficient with Microsoft Office; Planswift, Fieldwire, Bluebeam, BuildWise or similar project costing software experience is an asset (training provided).
  • Valid Ontario Class G driver's licence and regular travel to GTA job sites.

Compensation & Benefits

  • This role is a full-time employee position. Independent contractor arrangements may be considered if mutually agreed.
  • Salary at $90,000 to $110,000 per year (DOE) + bonus potential tied to project results
