Reporting to the SVP, Canadian Asset Management, this role is responsible for the financial performance and strategic direction of the regional multifamily portfolio. The Director of Asset Management will play a critical role in shaping asset strategy, driving operational excellence, and maximizing long-term value for their properties. We’re seeking an experienced residential asset manager who brings deep understanding of multifamily market dynamics, strong analytical capabilities, and proven success improving asset-level performance.
WHAT WILL YOU DO?
- Develop, review, and recommend annual operating and capital budgets in alignment with asset plans; ensure regional objectives support corporate goals and track budget-to-actual performance throughout the year. Conduct income statement and balance sheet forecasting as required.
- Monitor and evaluate asset performance by reviewing key financial and operational metrics, and provide strategic recommendations to optimize results.
- Maintain accountability for property-level financial performance, partnering with property management to drive revenue, manage controllable expenses, and strengthen operational efficiency.
- Work closely with property management teams to provide clear direction, support budget stewardship, and ensure consistent execution of operating strategies across the portfolio.
- Lead asset-level due diligence for acquisitions, collaborating with investments, financing, property management and capital teams to ensure seamless transactions.
- Partner with insurance, treasury, property management, and capital projects teams to develop and execute investment and value‑creation strategies
- Oversee property tax appeal strategies and guide non‑controllable expense management in collaboration with tax, energy, insurance, and risk stakeholders.
- Conduct regular site visits to engage with local teams, perform property inspections, and validate operational execution (less than 25% travel).
- Cultivate and strengthen relationships within the industry and across the organization, positioning yourself as a recognized expert in multifamily asset management.
- Contribute to broader team and organizational priorities, embracing additional responsibilities as part of an agile culture.
- Other duties as required.
WHAT WILL YOU NEED?
- Progressive experience within a real estate company, investment bank, private equity firm, brokerage or lender.
- A comprehensive understanding of real estate cycle is required.
- University degree with concentration in finance, accounting, commerce, or related field. Holding or working towards a CFA, MBA, CAIA, CPM, CPA, or relevant professional designation is a plus.
- Strong analytical and problem-solving skills are essential.
- Proven explementary communication and presentation skills with comfort in explaining analytical details in a clear way.
- Demonstrated ability developing and sustaining cooperative working relationships.
- Ability to thrive in a fast-paced environment, handling multiple demands and competing priorities while embracing new ideas and constant changes.
