Job Description

As aSenior Superintendent, you will lead the successful delivery of a high‑rise affordable housing project in the heart of Downtown Vancouver. You will oversee and coordinate all field operations, ensuring every phase of construction is executed with precision, discipline, and an unwavering commitment to safety and quality.

In this pivotal role, you will manage and mentor site teams, guide trade partners, and foster a high‑performance environment where alignment, accountability, and collaboration thrive. Your leadership will directly contribute to delivering safe, sustainable, and essential housing to the community. Communication is important to you and you are comfortable regularly communicating with the project manager and the client to stay ahead of all changes and requirements.

Key Responsibilities

  • Lead and oversee all construction activities for multi‑storey affordable housing projects, including structure, envelope, interiors, amenities, and public spaces.

  • Manage the Chandos Production System, field execution strategies, design coordination, scheduling, logistics, and overall site profitability.

  • Provide mentorship and direction to Superintendents, Assistant Superintendents, and field staff, fostering collaboration and accountability.

  • Champion site safety - conduct inspections, ensure COR/OHS compliance, correct hazards immediately, and promote a strong safety culture.

  • Develop and manage detailed high‑rise schedules from excavation through occupancy, ensuring milestones and critical path activities stay on track.

  • Oversee manpower planning, material sequencing, crane/hoisting operations, and vertical transportation logistics.

  • Identify constraints affecting workflow, productivity, or schedule performance.

  • Lead project setup, execution, commissioning, deficiency management, and closeout.

  • Ensure all work aligns with drawings, specifications, codes, municipal standards, and affordable housing requirements.

  • Drive quality excellence for key high‑rise components, including concrete, envelope, waterproofing, elevators, fire systems, and suite assemblies.

  • Coordinate with QA/QC teams and oversee required third‑party testing and inspections.

  • Monitor budgets and forecasts at the phase code and cost-type level, identifying risks and opportunities.

  • Partner with Project Managers on cost tracking, change management, schedule impacts, and productivity.

  • Serve as the primary site representative for owners/clients, consultants, and municipal stakeholders, ensuring clear communication.

  • Support workforce development by identifying training needs and strengthening apprenticeship participation.

  • Build and lead a high‑performing, inclusive site team dedicated to delivering essential community housing.

Qualifications

  • 5+ years of experience as a Senior Superintendent with a large general contractor on high-rise or large-scale ICI projects.

  • Red Seal in Carpentry or similar is considered an asset

  • Demonstrated experience managing other Superintendents and leading full project teams.

  • Proven track record overseeing complex projects in the**$50–100M range**.

  • Advanced experience creating and managing master schedules.

  • Strong understanding of concrete structure, MEP integration, façade systems, and life-safety compliance.

Compensation Transparency

$140,000 - $180,000

The base salary range for this role is listed above and may vary based on your experience.

This position also includes a competitive bonus program. Throughout the interview process, we’ll discuss your background to determine the best alignment for your experience level.
