About Income Property Finance (IPF)
The Income Property Finance team (IPF), is part of the Real Estate Finance team (REF) within Canadian Commercial Banking (CCB) and is responsible for the underwriting and management of clients in the Investor Owned Commercial Real Estate (CRE IO) industry with borrowings over $1MM. Asset types include commercial, office, industrial, multi‑residential, mixed‑use and select retail properties.
Facilitates decisioning and analysis of all types of credit‑granting decisions and processes for the bank. Maintains and promotes a client service environment to satisfy and exceed customer needs and expectations. This role will make credit decisions and recommendations in accordance with sound credit‑granting principles and in compliance with Bank Policies & Procedures.

- Develops the business case by identifying needs, analysing potential options and assessing expected return on investment.
- Partners with internal stakeholder to develop consistent and appropriate customer presentations, craft detailed correspondence, presentations and proposals.
- Coordinates the management of databases; ensures alignment and integration of data in adherence with data governance standards.
- Leads change management programs of varying scope and type, including readiness assessments, planning, stakeholder management, execution, evaluation and sustainment of initiatives.
- Provides direction on the creation of comprehensive credit structures to meet the transactional needs of clients.
- Collaborates with internal stakeholders to generate ideas, identify client solutions and pursue marketing efforts.
- Provides accurate financial analysis and risk assessment of new and existing customers.
- Partners with internal stakeholders for accurate, detailed client information.
- Develops credit information to make lending decisions on new, renewal and extension loans.
- Assists in negotiations of terms and conditions of all decisions made via phone and e‑mail interaction with clients.
- Prepares summary, present facts and offer opinions concerning credit worthiness.
- Minimizes BMO’s and risk exposure by adhering to internal credit policies and procedures with respect to lending decisions.
- Provides input into the planning and implementation of operational programs.
- Builds effective relationships with internal/external stakeholders.
- Operates at a group/enterprise‑wide level and serves as a specialist resource to senior leaders and stakeholders.
- Applies expertise and thinks creatively to address unique or ambiguous situations and to find solutions to problems that can be complex and non‑routine.
- Implements changes in response to shifting trends.
- Broader work or accountabilities may be assigned as needed.
Qualifications
- Typically 7+ years of relevant experience and post‑secondary degree in related field of study or an equivalent combination of education and experience.
- Seasoned professional with a combination of education, experience and industry knowledge.
- Verbal & written communication skills – In‑depth / Expert.
- Analytical and problem solving skills – In‑depth / Expert.

Salary
$86,000.00 - $160,000.00
Pay Type: Salaried
The above represents BMO Financial Group’s pay range and type. Salaries will vary based on factors such as location, skills, experience, education, and qualifications for the role, and may include a commission structure. Salaries for part‑time roles will be pro‑rated based on number of hours regularly worked. For commission roles, the salary listed above represents BMO Financial Group’s expected target for the first year in this position.
