Job Description

The Senior Manager, Marketing is both creative and analytical and is a key business partner responsible for full lifecycle marketing of Tricon’s new rental development projects: visioning and identity, branding, and tactical digital and out of home leasing strategies.

The role manages third-party creative agency deliverables and oversee market-leading lifestyle focused collateral. This position is responsible for lead generation efforts maximizing qualified traffic and revenue while minimizing turnover and vacancies in our portfolio. Additionally, the role encompasses a diverse set of marketing activities, including initial planning, budgeting, execution, monitoring, optimization, analysis, reporting, benchmarking, market research and identifying local advertising opportunities.

This position requires expert industry knowledge of the local real estate market, an understanding of regional demographics and social trends, familiarity with competitor buildings (both condo and rental), and best practices in marketing and advertising. A passion for leading-edge creative collateral is essential.

**Please note this is a 12-month fixed-term contract.

Essential Duties and Responsibilities:

  • Lead the strategic planning and execution of campaigns, programs and strategies that generate qualified leads and traffic for the Canadian multi-family portfolio.
  • Develop and oversee comprehensive marketing strategies and media plans, stewarding creative development in accordance with Tricon and property brand standards, and report on key metrics in line with reporting timelines.
  • Act as a key contributor to Tricon’s brand development, helping to shape and reinforce the company’s identity as a developer, operator, and housing provider of choice through elevated, lifestyle-focused marketing.
  • Provide strategic guidance as a subject matter expert, advising internal stakeholders on local market dynamics, economic indicators, competitive positioning, and demographic insights to inform high-impact decisions and optimize property marketing investments.
  • Translate market intelligence into actionable insights by gathering, analyzing, and interpreting timely and relevant data, ensuring agency partners are equipped with clear, strategic direction to produce effective and on-brand recommendations.
  • Conduct and report on competitive benchmarking and competitor marketing audits on a regular basis.
  • Regularly review competitor marketing and advertising programs to understand community performance and identify and execute on marketing opportunities.
  • Develop content and messaging strategy and implementation across all digital platforms and media channels, including website, landing pages, paid media, email, social media, etc.
  • Collaborate closely with the Digital Marketing team to ensure that online presence (website, search, digital ads, etc.) aligns with the strategy and business needs of each property.

Qualifications:

  • Effective communicator both in written and oral forms with all diverse array of audiences.
  • Strong presentation skills; persuasive and articulate.
  • Experienced in MS Office (Excel, PowerPoint, Word, and Outlook), Canva, e-mail marketing software and Adobe Creative Suite (Photoshop) applications.
  • Experienced with media planning/buying, CRM systems, website CMS/WordPress and ESPs.
  • Analytical and technical marketing background highly desirable.
  • Works well under pressure, displays good organizational skills, and can multitask to meet deadlines.
  • Strong attention to detail.
  • Aware of the latest technologies and related marketing applications.

  • Ability to work virtually with team members located outside the Toronto area.

Minimum Requirements:

  • University or college degree.
  • 7+ years marketing experience with new Class A purpose-built rental lease-ups.
  • Knowledge of the real estate industry.

Preferred Attributes:

  • Yardi CRM and RentCafe experience.
