Property Manager – Residential
Location: Southwest Ontario
Larlyn Property Management is on the move and we are looking for an experienced Residential Property Manager to join our team in the Southwest Ontario region. This is not a junior position.
The successful candidate will oversee the day-to-day operations of a residential portfolio, maintain strong tenant and client relations, manage financial performance, and ensure compliance with all applicable regulations. This role requires excellent organizational, communication, and problem-solving skills, with the ability to balance multiple priorities in a fast-paced environment. We’re looking for a confident, professional manager ready to make an impact.
Key Responsibilities
Operations & Maintenance
- Oversee the daily management of residential properties, ensuring buildings and grounds are well-maintained.
- Coordinate repairs, maintenance, and capital projects with contractors, vendors, and in-house staff.
- Conduct regular property inspections and ensure compliance with health, safety, and building codes.
Tenant & Client Relations
- Serve as the primary point of contact for tenants, owners, and stakeholders.
- Respond promptly to tenant inquiries, complaints, and service requests.
- Manage lease agreements, renewals, and rent collections.
Financial Management
- Prepare and manage annual operating and capital budgets.
- Review, approve, and code invoices for payment.
- Track and report on financial performance, arrears, and variances.
Leasing & Administration
- Assist with marketing, advertising, and leasing of vacant units.
- Negotiate lease terms with prospective tenants in accordance with company guidelines.
- Maintain accurate property files, records, and documentation.
Compliance & Risk Management

Ensure compliance with landlord/tenant legislation, municipal by-laws, and occupational health and safety standards.

Oversee insurance claims, incident reports, and risk mitigation practices.
Qualifications

Minimum 3–5 years of residential property management experience.

Post-secondary education in Business, Real Estate, or a related field preferred.

Strong knowledge of landlord/tenant laws and lease administration.

Proficiency in Yardi, or other property management/accounting software.

Excellent communication, negotiation, and conflict resolution skills.

Ability to work independently and as part of a team in a dynamic environment.
