General Description
The Junior Building Operator is responsible for ensuring the site is well maintained and in good working order by completing daily cleaning duties, managing HVAC, maintenance, tenant service and support, and all repairs listed below.
Primary Responsibilities
Work with the team to provide overall support to base building and tenants services for the Commercial portfolio Perform daily litter pick up of parking lots, snow removal where services are not met or performed by contractor Garbage removal, Plaster drywall, paint, plumbing, electrical, and carpentry as required: Collecting garbage bags from garbage bins and re-locating them to disposal areas. Replace and repair ceilings, tiles, t-bar Patching and painting where required Attending to plumbing concerns and minor plumbing repairs Addressing minor electrical issues, installation of light fixtures, duplex outlets, light switches Oversee and supervise contractors in the building for contracted and non-contracted work Responsible for accessing MRI Angus, addressing, and closing out work orders in a timely manner Operational and technical troubleshooting as necessary Collection of rent and drop off tenant notices/letters as required between various properties Responsive, anticipating tenant needs and respond in agreed upon time frames to create positive tenant experience Communicate with Head Office and Leasing, helping to onboard and offboard of tenants (move-in/out), address day-to-day needs including keys, elevator/freight access, signage, and interior space requirements Participate in regular interior and exterior round check to the building, common areas (washroom, parking), exit/entry points for security, and recommend building improvements Perform regular inspection/maintenance duties on building equipment (including pumps, fans, boilers, chillers, and motors) as part of a comprehensive preventative maintenance program Update administrative paperwork including equipment/inspection tags Participate in updating annual building operation and construction manuals Daily monitoring of fire safety systems to ensure equipment is fully functional Monthly testing and maintenance of Elevators and Fire Life Safety systems within scope of the Fire Code Assist with annual fire safety, verifications, and testing Assume and initiate correction action for any operational problems Recognize and acknowledge this role is 24/7 on call that may require responding to after-hours building issues and emergencies from time-to-time Assist at other locations within the company as requested Participate as a team, set up and take down tenant appreciation events, BBQ, holiday events, building operator lunches and learns, company events, as required Perform other duties as assigned Required Skills And Qualifications
Must have a valid Ontario driver’s license Team focused Safety first with a can-do attitude Ability to perform basic repairs in walls, ceilings, floors, stairs, doors, and light demolitions Ability to perform minor electrical, plumbing, and mechanical system repairs Knowledge of building codes and safety standards as set forth by the provincial and federal government Excellent troubleshooting and problem-solving skills Effective communication and interpersonal skills Excellent customer service skills Detail oriented and good scheduling skills Proficient with using tools associated with the job Post Secondary, College, or Trade school diploma is an asset Previous experience as a Building Operator is an asset
