Role Overview

The Contracts Manager is responsible for overseeing contract administration, commercial oversight, and project governance for roofing projects from contract award through project closeout. Working closely with estimating, project management, and field operations, this role ensures that contracts, budgets, schedules, and project documentation are managed with discipline and accuracy while protecting company margins and minimizing contractual risk. The Contracts Manager supports project teams in resolving contractual and commercial issues, maintains strong relationships with clients and consultants, and helps ensure roofing projects are executed in alignment with company standards, contractual requirements, and financial expectations.

Success in this role is defined by the ability to maintain strong commercial and contract management discipline across the roofing division while supporting efficient and profitable project delivery. Roofing projects are completed within budget and schedule expectations, contract documentation and reporting are accurate and well managed, and change orders and commercial issues are addressed proactively without escalation. The Contracts Manager strengthens project controls, supports project teams in resolving contractual challenges, and contributes to consistent project execution that reinforces Triumph’s reputation for disciplined delivery, strong client relationships, and reliable project performance.

What You Bring to the Table

Technical Skills

  • 10–15+ years of experience in the construction industry with a strong background in commercial roofing, waterproofing, or building envelope projects.

  • 8+ years of experience managing construction contracts, project administration, or commercial project management within roofing or related trades.

  • Strong understanding of CCDC construction contracts, subcontract agreements, and construction procurement processes.

  • Experience managing change orders, contract negotiations, cost tracking, and project financial reporting.

  • Familiarity with commercial roofing systems including BUR, modified bitumen, TPO, EPDM, and other building envelope assemblies.

  • Experience using construction project management software such as Procore, Smartsheet, or similar project control platforms.

  • Ability to review construction drawings, specifications, and contract documentation to identify scope gaps and contractual risk.

Duties & Responsibilities

  • Lead contract administration for roofing projects from project award through project completion and closeout.

  • Review and interpret construction contracts including CCDC agreements, subcontract agreements, and supplier contracts to ensure alignment with project scope and risk tolerance.

  • Oversee project documentation including RFIs, submittals, contract correspondence, and project records.

  • Manage change order processes including pricing, documentation, client approvals, and tracking of outstanding commercial items.

  • Monitor project budgets, forecasts, and financial performance to ensure projects meet margin and schedule expectations.

  • Coordinate with estimating, project managers, and field operations to align contract requirements with project execution plans.

  • Participate in project meetings and client discussions to support commercial coordination and issue resolution.

  • Support project teams with contract interpretation, risk mitigation, and documentation required for claims or scope changes.

  • Ensure consistent reporting of project financial information including backlog, billing progress, and change order status.

  • Support leadership in strengthening contract management processes and improving commercial controls across roofing projects.

  • Maintain professional communication with clients, consultants, and subcontractors while representing Triumph’s standards of quality and accountability.
