We are currently seeking a Maintenance Manager to lead our team of Technicians and support the operational excellence of our residential portfolio in Fredericton, New Brunswick. This is an exciting opportunity for a technically skilled leader with a strong background in mechanical systems, building infrastructure, construction, and facilities management.
This position is Monday to Friday, daytime hours and does require flexibility for emergency response when needed.
Key Responsibilities:
- Team Leadership & Operational Oversight
- Supervise, mentor, and coordinate a team of maintenance technicians and tradespeople;
- Conduct technical inspections of turnover units and define scope of mechanical and structural work;
- Ensure timely and cost-effective execution of maintenance tasks and capital projects;
- Coordinate, collaborate and work with Property Managers on property;
- Successfully manage work order program.
- Technical Systems Management
- Oversee the operation, maintenance, and troubleshooting of mechanical systems including:
- HVAC (heating, ventilation, air conditioning);
- Boilers and hydronic heating systems;
- Domestic hot water systems;
- Pumps, motors, and ventilation systems;
- Building electrical, automation and energy management systems (EMS/BAS).
- Ensure optimal performance of electrical systems, fire protection systems, elevators, and life safety equipment;
- Manage seasonal systems such as snow/ice and landscaping control equipment management, irrigation and swimming pools.
- Oversee the operation, maintenance, and troubleshooting of mechanical systems including:
- Project & Budget Collaboration
- Work closely with the Project Management teams on capital upgrades and retrofits;
- Assist in the development and management of maintenance capital budgets;
- Source and evaluate contractor quotes and technical proposals.
- Compliance & Safety
- Ensure compliance with Occupational Health & Safety regulations, TSSA, ESA, and other applicable codes;
- Promote a culture of safety and preventative maintenance through compliancy with Occupational Health & Safety procedures;
- Maintain accurate records of inspections, repairs, and system performance.
Who you are:
- 5+ years of experience in a similar technical leadership role with direct reports;
- Strong knowledge of building mechanical systems, preventative maintenance programs, and building codes;
- Hands-on experience with HVAC, plumbing, electrical, boilers, controls, and general construction and building repairs;
- Technical certifications (e.g., 4th or 5th Class Power Engineer, HVAC Technician, Building Operator Certification) are strong assets;
- Proficient in reading and interpreting technical drawings, schematics, and equipment manuals;
- Valid driver’s license and reliable vehicle;
- Experience with MS Office programs (Experience with Yardi software considered an asset);
- Excellent communication, organizational, and leadership skills.
