Position Summary: The Building Maintenance Manager is important to the successful operation of a residential property and is responsible for the physical maintenance of the property(s) and surrounding property and daily management and training of support staff. The Building Maintenance Manager must have a service-oriented approach, excellent communication skills, and work flexible hours including month-end and on-call emergency requirements. A positive attitude within a learning environment is essential, and participation in company training and development workshops/seminars will be necessary for continued development. Reports to the Property Manager.
Responsibilities
Customer Service
Professionally and courteously handle all inquiries, feedback, complaints or concerns. Ensure a high level of resident relations is maintained through regular contact and proactive attention to resident needs Maintain an overall focus on enhancing the customer experience Foster a strong customer service culture amongst all staff Promote a strong sense of community
Management And Administration
Lead on-site Maintenance staff and manage daily maintenance activities at property Manage vendors on-site and oversee suite turnovers for property and building maintenance operations including but not limited to: mechanical equipment and fire equipments Ensure the efficient and profitable operation of the property by issuing and tracking work and purchase orders, and monitoring expenses and budgets Complete thorough orientation and training of new staff, if required, according to established policies and procedures Ensure a thorough knowledge and understanding of emergency procedures including fire, flood and mould remediation for all staff Assist building manager’s in maintaining all logs and safety checks Ensure all mechanical and exit doors are secure and properly functioning at all times. Secure recreation areas, locker rooms and other common element areas at prescribed times Maintain a clean and orderly office at all times Maintain and store maintenance supplies and complete regular inventories. Order supplies as necessary to ensure the proper operation of the property Oversee and review building inspections with the assistance of the building manager Be familiar with and adhere to the company’s Health and Safety policy Wear prescribed Personal Protective Equipment (PPE) when required to do so Ensure all vendors and contractors comply with the established Health and Safety policy, and immediately report any infractions, hazardous conditions, or damaged equipment to the Property Manager Oversee tendering of all property maintenance contracts including but not limited to: Elevators, mechanical equipment, turnovers, fire equipment, generators, pest control, etc. Liaise with client’s operational team and individuals to provide updates on Periodic R&M programs and assist with Capital work requirements as initiated by the client.
Maintenance
Have a thorough knowledge and understanding of all building systems (BAS, pumps, emergency generators, HVAC, boilers, chillers, sprinklers etc.) and an ability to complete minor maintenance and repairs Ensure completion of maintenance repairs on a timely basis to ensure resident satisfaction and safety (within 24-48 hours) Ensure completion of minor suite renovations or upgrade work including painting and general carpentry Ensure completion of general maintenance in parking garages/lots, mechanical rooms, rooftops and other common areas Coordinate month-end duties and responsibilities, including suite pre-inspection, and scheduling of contractors and staff for turnover of suites Oversee work completed by fire and life safety systems contractors to ensure required maintenance and repairs are completed properly Supervise staff, service providers and contractors and oversee quality of work performed Replace light bulbs in all common and exterior areas as required Ensure a complete knowledge and safe handling of cleaning materials (WHMIS), and ensure all contractors and vendors comply with safe handling guidelines
Requirements
Experience managing others and leading teams
Computer skills and knowledge of Microsoft Office and Yardi maintenance module A passion for excellence in customer service delivery Ability to resolve resident issues in a timely and professional manner Strong interpersonal, customer service, organization and communication skills A thorough knowledge and understanding of all building maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, sprinklers etc.) and experience in related repairs An ability to complete minor suite repairs as required including painting, plumbing, electrical and general carpentry Ability to lift, push and pull heavy objects, including garbage bins, furniture and appliances Industry experience in commercial or residential property management required
