About the role
Job Title: Live-Out Superintendent.
Location: Downtown Toronto (Condominium).
Schedule: Monday - Friday, 8 hours per day.
Compensation: $22.15/hour.
- After-hours emergency calls are compensated at time and a half with a minimum of 3 hours pay.
Position Overview:
The Live-Out Superintendent is responsible for the daily operations, maintenance, and general upkeep of the condominium property. This role ensures the building is maintained to a high standard, provides support to residents, and works closely with the Property Manager to coordinate maintenance, cleaning, and contractor services.
Key Responsibilities
- Conduct daily inspections of the building, ensuring all areas are clean, safe, and well-maintained.
- Perform regular checks of all mechanical rooms and building systems.
- Supervise cleaning staff, ensuring all cleaning tasks meet condominium standards.
- Assist with move-ins and move-outs, including scheduling, elevator bookings, and oversight.
- Respond to tenant requests and concerns in a timely and professional manner.
- Carry out minor repairs and maintenance tasks as needed.
- Place garbage and recycling bins out for collection; assist with the compactor and garbage chute as required.
- Communicate and coordinate directly with contractors and service providers.
- Work collaboratively with the Property Manager to address building needs and resident issues.
- Be available for after-hours emergency calls, providing support and resolution when needed.
Qualifications & Skills:
- Previous experience as a Superintendent, Building Operator, or similar role in residential or condominium settings.
- Basic knowledge of building systems, general maintenance, and minor repair work.
- Strong communication and interpersonal skills to work effectively with residents, staff, contractors, and management.
- Ability to prioritize tasks, manage time effectively, and work independently.
- Physically capable of performing hands-on tasks including lifting, moving bins, and minor repairs. Professional, reliable, and service-oriented.
Compensation & Benefits:
- Hourly Rate: $22.15.
- Overtime: After-hours emergency calls paid at time and a half with a 3-hour minimum.
- Monday to Friday schedule (8 hours per day).
- Benefits are available after 3-months of employment.
