About the role

About the Position:

The Partner, Project Manager is an integral part of the Development Team and will be responsible for the oversight of Construction Managers, General Contractors and Subcontractors they will also manage all aspects of residential construction projects. Additionally, the Project Manager will work closely with the development team to provide input, feedback, and coordination during the development, design and underwriting phases of the project. This will include collaborating with team members to coordinate consultants and provide input intermittently during the development lifecycle.

This person is responsible for optimizing value and lifecycle cost for each development project. As a member of the project team the Project Manger will work closely with the other team members to ensure that design criteria and product standards are optimized and adhered to during the construction phase of the high-rise development. Continued monitoring and control of the construction budget, schedule and product is a key focus of this position.

The ideal candidate will oversee the day to day construction operations of our multi-family construction sites, provide leadership and direction to the third-party construction management firms and manage expectations/deliverables to internal stakeholders. Key Responsibilities:

Pre-Construction

  • Concentrate on one or two complex mixed-use high-rise projects at one time
  • Provide feedback to the internal and external team members on budget and schedule guidance
  • Guide the project through the end stages of design development to ensure constructability
  • Take the lead on construction initiation including but not limited to premobilization requirements, scope creation, third party engagement, municipal and utility engagement and reviewing and providing guidance on construction contract procurement
  • Responsible for evaluating designs for constructability and life cycle costing and provide advice on value engineering initiatives
  • Negotiating and providing recommendations on neighboring and municipal agreements required for construction
  • Assemble and procure list of qualified construction managers and external team members that will be required for construction effort

Construction Management

  • Responsible for tendering and managing trades and constructors in accordance with industry standard practices
  • Contract negotiation and implementation of owners’ supplementary conditions and standards (CCDC implementation and execution)
  • Act as the client/owner representative on site to ensure all supply chain, logistics and implementation
  • Maintain a strong field presence (site walks, weekly quality control discussions); lead corrective actions with CM/G/C).
  • Led at least one multi-tower or 35+ storey high-rise from early design through occupancy as Owner’s Rep or CM/GC PM; comfortable managing $150M–$500M+ project value.
  • Demonstrate success delivering occupied-adjacent work (shared garages/podiums, phased occupancy) without operational disruption.
  • Prepare Recommendation to Award packages that show: bid summary, leveling notes, VE/alternates with lifecycle impact, schedule delta, risk mitigations, etc.
  • Lead bid levelling: Review and challenge exclusions/assumptions, convert gaps to firm inclusions, and drive value engineering (VE) for cost/schedule gains while meeting the Hazelview Standard.
  • Ongoing scope and change order management ensuring that a value creation approached is used

Contract Management

  • Responsible for managing all contractual relationships with trades and consultants to ensure performance in accordance with clearly established project objectives in respect of cost, schedule and quality. This includes outline specifications; tendering; contracts; and contract admin.

  • Ensure process clarity and transparency and apply appropriate incentives to ensure superior performance.

Project Reporting

  • Responsible for all construction project reporting including site meeting minutes, budget and schedule tracking, and look forward.

  • Present and report recommendations to the senior stakeholders as required.

  • Coach internal stakeholders on reporting metrics specific to the construction industry

  • Refine and standardize company policies and procedures as it relates to construction management activity

Job Requirements:

Education and Experience:

  • Bachelor’s degree in Engineering, Construction Management, Project Management, Architecture, or related field is required
  • 5+ years in high rise residential construction project management/site supervision
  • 2+ Years sustainable construction research and execution management (LEED, Green Globes etc.)

Qualifications:

  • Superior organizational and time management skills in order to multi-task/prioritize and work under tight timelines.

  • Well versed in MS Project, Excel, Outlook and other PM and construction software

  • Superior attention to detail and accuracy and excellent follow-up skills.

  • Ability to work and act independently using good judgment when assessing difficult situations.

  • Self-motivated individual who is proactive and takes initiative.

  • Ability to accurately listen, understand and respond appropriately.

  • A professional demeanor coupled with strong communication skills both written and verbal. Ability to speak other languages is considered an asset.

  • Demonstrates a high degree of integrity, diplomacy, discretion and confidentiality.

  • Creative, energetic and a solid team player.
