The Operations Supervisor is responsible for the day-to-day operational performance of assigned commercial office and retail properties. This role provides on-site leadership to building operations staff, ensures the safe and reliable operation of base-building systems, and supports tenant satisfaction, regulatory compliance, and overall asset performance.

RESPONSIBILITIES

Building Operations & System Performance

  • Oversee daily operation of HVAC, electrical, plumbing, life-safety, Elevators, and central plant systems.
  • Monitor Building Automation Systems (BAS) and respond to alarms, deficiencies, and comfort issues.
  • Ensure systems operate in accordance with approved operating sequences and service standards.
  • Support retail operations by aligning base-building services with tenant business hours.

Supervision & Leadership

  • Supervise Building Operators and assigned operations staff.
  • Assign daily work, inspections, and preventive maintenance tasks.
  • Review completed work to ensure quality, safety, and compliance.
  • Provide coaching, guidance, and on-the-job training.
  • Attend operations and service providers recurring meetings.
  • Prepare staff schedules, time off requests and cover call-in requests.
  • Conduct annual performance review and goals objectives for operations team.
  • Assist with annual operations budget forecasting.

Preventive & Corrective Maintenance

  • Implement and maintain preventive maintenance programs.
  • Coordinate corrective maintenance and emergency repairs.
  • Maintain accurate documentation including work orders, logs, and deficiency tracking.
  • Identify equipment risks and support capital planning.
  • Assist with contracts renewals process.
  • Maintain the inventory items and critical spares parts.

Contractor & Vendor Management

  • Coordinate and supervise external contractors and service providers.
  • Ensure compliance with safety rules and permit-to-work procedures.
  • Review service reports and ensure deficiencies are addressed.
  • Assist operations team on proposals, scope of work, work completion to closing.

Health, Safety & Compliance

  • Ensure compliance with Fire Code, ESA/TSSA requirements, and corporate H&S policies.
  • Coordinate life-safety testing, inspections, and emergency preparedness activities.
  • Support incident investigations and corrective actions.

Tenant & Retail Support

  • Act as the primary technical escalation point for tenant issues.
  • Coordinate base-building services for tenant fit-outs and after-hours requests.
  • Support property management with technical reporting and communications.

Construction & Capital Projects

  • Support tenant construction and capital projects from an operational perspective.
  • Coordinate shutdowns, access, and system isolations.
  • Ensure operational standards are maintained during construction.

Energy & Sustainability

  • Support energy management and sustainability initiatives.
  • Assist with utility monitoring and system optimization.
  • Support certification programs such as BOMA BEST.

Emergency Response

  • Act as first-line responder for building emergencies.
  • Coordinate internal teams and external responders.
  • Ensure incidents are documented and reviewed.

QUALIFICATIONS

Required:

  • 5–7 years of progressive experience in commercial building operations or similar.
  • 3-5 years’ experience supervising building operations staff.
  • Strong working knowledge of HVAC, electrical, mechanical, and life-safety systems.
  • Experience with BAS and CMMS platforms.
  • Good knowledge with using Microsoft office and reporting systems.
  • Experience in multitenant office and/or mixed-use buildings.
  • Building Environmental Systems (BES) or equivalent certification.

Preferred:

  • Mechanical or Electrical background or equivalent certification.
  • BOMI, SMT, or facilities management credentials.
  • Knowledge of energy management and sustainability programs.

Working Conditions

  • This is an on-site role in a commercial office and retail environment.
  • The position requires working five days a week as well as participation in after-hours and emergency response activities as needed, with exposure to mechanical rooms, rooftops, and active construction areas.

The base salary for this position is between $65,800 - $109,700 annually. This represents base salary only and does not represent other variable compensation components of our total compensation ( i.e. annual bonus, commission etc).
